Comparative Advantages of Small-Scale Forestry Among Emerging Forest Tenures

Forestland tenure institutions and patterns are in a period of rapid change in the USA. Historically dominant forestland tenures are disappearing, and new tenures are emerging. Traditional, vertically integrated forest products firms have shed their forestland holdings which have been picked up by Timber Investment Management Organizations (TIMOs) and Real Estate Investment Trusts (REITs). Increasing numbers of private individuals and families are purchasing small rural tracts and some communities are developing innovative means to gain control over nearby forestlands in order to protect these lands from commercial real estate development. Within this context of rapid ownership change, small-scale forest owners including families and communities find themselves at a competitive disadvantage, relative to large corporate owners, in wood commodity markets. This paper considers how small-scale forest tenures, relative to large corporate tenures, may be advantageous to society with regard to selected ecological, social, and economic factors. While the paper primarily draws upon illustrations from the US Pacific Northwest, its themes are global in nature.

Commercial Office Space: Testing the Implications of Real Options Models with Competitive Interactions

We test the implications of real option pricing models with competitive interactions for commercial real estate development. The competitive nature of a local commercial real estate market relies on a Herfindahl ratio derived from individual developers' shares of total office construction in their market. All else being equal, greater competition among local developers is associated with more building starts. Other variables suggested by the real options pricing model, including the volatility of local lease rates, are also found to be statistically important. In addition, we provide evidence consistent with greater competition attenuating the extent to which increases in volatility delay commercial real estate development.

Commercial Real Estate Valuation, Development and Occupancy Under Leasing Uncertainty

A model of commercial property valuation is developed where individual property owners are price takers and tenants randomly arrive and depart. Spot lease and tenant reservation prices are stochastic and correlated and can divert from but eventually revert back to market equilibrium. Within this framework we examine built property values and vacancy rates for varying parameter sets representing differing markets and economic conditions. We also examine how potential and existing vacancies, spot lease prices and tenant reservation prices feed back into development decisions. We demonstrate how preleasing acts as a hedge to the developer against the risk of leasing uncertainty.

The author is currently President and Chief Executive Officer (CEO) of the Young Men's Christian Association (YMCA) of San Francisco , and also Vice-President of the World Society for Ekistics (WSE). Following his studies and receipt of his Bachelor of Arts with honors from Williams College, his Master of City Planning from the Massachusetts Institute of Technology, his Juris Doctor from the Harvard Law School, and his diploma in Ekistics from the Graduate School of Ekistics of the Athens Technological Organization in Athens, Greece, where he studied with C.A. Doxiadis under a fellowship from the Thomas J. Watson Foundation, he practiced law with the firms of Steinhart & Falconer (Piper fiudnick) and Berkeley & Rhodes; as Deputy Secretary of the Business, Transportation and Housing Agency for the State of California, he coordinated the management and policy direction of the Department of Housing Community Development and the Department of Real Estate. He served on the Board of the California Housing Finance Agency, and also secured an extensive city planning background, having worked with Sedway/Cooke and Associates. Among his major responsibilities was directing a comprehensive study for the City and County of San Francisco incorporating economic and fiscal considerations, land use planning, transportation systems, and housing requirements for downtown San Francisco. Following this earlier period of his life, Mr Collins was Chairman and President of WDG Ventures, Inc. and Managing General Partner of WDG Ventures, Ltd which comprise the WDGV family of companies, all of which are engaged in the investment and development of commercial and residential real estate.
