BUSINESS PROCESS REENGINEERING MODEL FOR INNOVATION IN RESIDENTIAL REAL ESTATE

In the proposed article, the author considers the objective prerequisites for reengineering business processes in the field of residential real estate, details the term reengineering of the business process in the residential real estate and gives its author's definition. The main attention is paid to the formation of a model for reengineering business processes of innovation in the field of residential real estate on the basis of a constantly updated resource of scenarios (options) of business processes in the field of residential real estate, improved by using know-how, innovations, and the latest developments in fundamental and applied science. A scheme for the development of innovative activities in the field of residential real estate based on reengineering of business processes with control during implementation is proposed. The paper presents the key directions of development of innovative housing construction, on the basis of which perspective vectors of strategic management of innovative housing construction are developed.

MECHANISM FOR THE DEVELOPMENT OF INNOVATIVE ACTIVITIES OF ENTERPRISES IN THE FIELD OF RESIDENTIAL REAL ESTATE BASED ON BUSINESS PROCESS REENGINEERING

In this article, the authors consider the problems that hinder the development of innovation in the field of residential real estate at the present stage, and give the author's definition of the term mortgage innovation. The mechanism for developing innovative activities in the field of residential real estate based on business process reengineering has been modernized. An organizational and functional model has been developed that takes into account the balance of interests of participants in the residential real estate market.

Dutch blockchain, real estate and land registration

PurposeA first exploration of the impact of blockchain on real estate in the Netherlands took place in 2017. In the follow-up, several blockchain and real estate studies have appeared with research on real estate and blockchain worldwide. In view of the previous research, the question remained as to what is now happening worldwide in the field of blockchain and real estate. This has resulted in the start-up of the Foundation for International Blockchain and Real Estate Expertise (FIBREE) network. This network has led to the launch of two investigations: Industry Report Blockchain Real Estate 2019 on exploration of international products and a database exploring blockchain and real estate on exploring (inter)national research. This paper aims to provides an overview and analysis of all relevant scientific publications – targeted on the Netherlands – and does so within a context of a first small international exploration of international research, experts and products – in particular land registration.Design/methodology/approachI have asked everybody at the Regionals Chairs of FIBREE to collect data with info about which blockchain and real estate product-suppliers or initiatives do you see, which research-output on blockchain and real estate is there and who are the experts with which specific expertise? PECULIARITIES OF INTERROGATION IN THE INVESTIGATION OF CRIMINAL OFFENSES IN THE FIELD OF REAL ESTATE

The article considers the concepts, procedural and tactical features of interrogation of different categories of persons during the investigation of criminal offenses in the field of real estate. It is emphasized that interrogation is the most common investigative (search) action in absolute percentage with other procedural actions. During its holding it is possible to establish information about the event of the crime, its circumstances, participants, the role of each, etc. The information received from the subjects of criminal proceedings may cover a significant number of factors that will allow an objective assessment of the situation and used in the evidentiary process, in order to bring the perpetrators to justice. It is established that the issues of interrogation are constantly in the center of close attention of scientists, which is due to the constant improvement of ways of committing crimes and changing the mechanism of criminal activity in general. Practice is forced to respond to various innovations, and representatives of the scientific world are constantly trying to find new ways to solve problems related to the effective conduct of investigative (search) actions. This presupposes the adoption of effective measures in line with current trends and changes in forms of criminal activity, including in the field of employment. It is emphasized that due to the specifics of criminal offenses in the field of real estate, the question of the need for in-depth study of organizational, tactical and procedural aspects of the interrogation of various persons in proceedings of this category is urgent. It is emphasized that the peculiarities of establishing psychological contact and tactics of direct interrogation differ significantly, depending on the procedural status of the interrogated person. If the victim or witness is mostly in contact and prone to communication, a large arsenal of tactics should be used against the suspects, including: presenting evidence; announcement of testimony of other persons; the use of contradictions in the testimony of the same person; creating the impression of awareness of the investigator; suddenness factor, etc. The organizational and tactical features of interrogations in proceedings of this category are determined, the circumstances to be established are outlined and the list of issues that determine the specifics of criminal offenses in the field of real estate is given.

When Alphabet Inc. Plans Toronto’s Waterfront: New Post-Political Modes of Urban Governance

‘Smart cities’ has become a hegemonic concept in urban discourses, despite substantial criticism presented by scholarly research and activism. The aim of this research was to understand what happens when one of the big digital corporations enters the field of real estate and land use development and urban planning, how existing institutions respond to this, and how modes of urban governance are affected. Alphabet Inc.’s plans for Toronto’s waterfront provided insights into these questions. Our investigations traced a complex web of place-making practices that involved all levels of government, the general public, and networks of actors throughout the private sector. Methodologically, the discourse was reconstructed with local fieldwork, interviews with key actors, participating in tours and public meetings, and secondary sources. It was found that Alphabet Inc.’s plan to build a world-class digital city contained some lessons for urban studies and urban planning practice. First, Alphabet Inc.’s plans, which unfolded amidst initiatives to expand the knowledge economy, confirmed concerns that the trajectory of neoliberal, market-driven land use and speculation along the waterfront remains unchanged. Second, digital infrastructures are potentially a Trojan Horse. Third, it was seen that municipalities and their modes of urban planning are vulnerable to the political economic manoeuvrings of large corporate power. Fourth, Alphabet Inc. operates as a post-political package driven by a new coalition of politics, where the smart city is sold as a neutral technology. The controversies surrounding the project, however, stirred a civic discourse that might signal a return of the political.

Dealing with the largest class of assets, real estate business is the slowest to master and implement innovations. Contemporary information technologies, such as block chain, big data, artificial intelligence, virtual reality, Internet of things, etc., are finding increased application in the real estate industry, creating an entire ecosystem of digital real estate. Unfortunately, Russian researchers and direct participants in the real estate market have so far ignored this trend, making little use of all the opportunities provided by innovative technological solutions. This article aims to analyse the main stages of technological developmental in the real estate sphere, as well as to assess the main trends and prospects for applying innovations in the Russian real estate market. Both general and specific methods of cognition were used: systemic, historical and logical. As a result, three stages in the implementation of innovations in the field of real estate (PropTech) were distinguished. The main technologies were discussed, along with their advantages, disadvantages and applicability. The real estate market is evolving, albeit at a slower pace than other markets; innovations are applied at all stages of real estate business. In the nearest future, the leading place will be taken by companies actively applying innovations. This particularly concerns those buyers and sellers that consider real estate as an investment instrument, actively implementing the principles of real estate management. The use of new technologies is important for optimizing costs, attracting new clients, facilitating work processes, as well as for the development of personalized approaches, improved property assessment, risk prediction, analysis of market efficiency and investment attractiveness. The real estate market in Russia is yet to implement new technologies. According to the author, this backlog results from the lack of investment in the field.

Sensitivity Analysis of Machine Learning Models for the Mass Appraisal of Real Estate. Case Study of Residential Units in Nicosia, Cyprus

A recent study of property valuation literature indicated that the vast majority of researchers and academics in the field of real estate are focusing on Mass Appraisals rather than on the further development of the existing valuation methods. Researchers are using a variety of mathematical models used within the field of Machine Learning, which are applied to real estate valuations with high accuracy. On the other hand, it appears that professional valuers do not use these sophisticated models during daily practice, rather they operate using the traditional five methods. The Department of Lands and Surveys in Cyprus recently published the property values (General Valuation) for taxation purposes which were calculated by applying a hybrid model based on the Cost approach with the use of regression analysis in order to quantify the specific parameters of each property. In this paper, the authors propose a number of algorithms based on Artificial Intelligence and Machine Learning approaches that improve the accuracy of these results significantly. The aim of this work is to investigate the capabilities of such models and how they can be used for the mass appraisal of properties, to highlight the importance of sensitivity analysis in such models and also to increase the transparency so that automated valuation models (AVM) can be used for the day-to-day work of the valuer.

Problems of Criminalistic Characteristics of Fraud in the Field of Real Estate

Property is considered as one of the important objects protected by law. At the same time, the development different areas of financial and economic activity simultaneously create new types of criminal activity. Fraud, as one of them, requires careful research by scientists and practitioners, which explains the relevance of this study. The paper aims to consider the problems of criminalistic characteristics of fraud in the field of real estate. The author comes to the conclusion that fraud is a collective term, which unites a wide group of socially dangerous encroachments. Despite this, the analysis of the methods of fraud allowed to highlight some general patterns of the formation of traces of a crime.

Rental Relations in the Sector of Residential Real Estate: Present-Day Aspect

The rental market of residential real estate has not been fully formed, and, in addition, in this sector there are problems of developing rental relations in the field of residential real estate that prevent the development of their sustainable system. Perfection of the sector of residential real estate rent is necessary for providing economic stability in the country and developing the rental housing market. The article examines the concept and brings forth a classification of residential real estate, characterizes the legal basis of rental relations, the problems of development of such relations in the sector of residential real estate. A particular emphasis is placed on improving the system of rental relations which includes balancing supply and demand in the rental market, establishment of rent in accordance with the household incomes, as well as development of rental services in the sector of residential real estate which are provided by intermediary firms in the real estate market.

Exploring the Impact of Individual Characteristics Associated with Government Officials on the Severity of Real Estate Corruption

In China, corruption by government officials in the field of real estate has increased at an unprecedented pace, which poses a huge threat to social sustainability. To date, scholars have primarily focused on the macroscopic determinant factors of corruption such as state intervention and economic competition; however, much less is known about the microscopic determinant factor of corruption. In this study, we use an analytical model to evaluate how individual characteristics of government officials involved in corruption cases influence and predict the scale of corruption in these cases. Based on data collected from 135 cases, the results show that age is not a key factor that affects the severity of real estate corruption; however, characteristics associated with amounts of power and levels of involvement in corruption significantly affect the severity of real estate corruption. Therefore, we propose the following countermeasures: (1) take into account the micro determinants of real estate corruption, (2) focus supervision on officials in charge of departments, key position managers, and top leaders, (3) reform the governance of each phase of real estate development and governmental involvement, and (4) enhance auditing during officials’ tenures and limit the possibility of promoting officials who have participated in corruption.

As a developer of residential, ruko, townhouse, which serves investors, businessmen, or professionals who need residential or business areas and offices. Housing developed by PT. Karya Graha Primanusa and one of them that ready is De Sartika townhouse at Batu, which is located in Batu city. The marketing strategy used is still not optimal and minimum target expected sales volume is still not achieved. So do the analysis using method Strength, Weakness, Opportunities, Threats (SWOT) based on internal and external factors on the company. Then combined with Analytical Hierarchy Process (AHP) to determine the best alternative marketing strategy for the company. The purpose of this study is to conduct an analysis to determine marketing strategies used to increase sales volume using a combination of Strength, Weakness, Opportunities, Threats (SWOT) and Analytical Hierarchy Process (AHP) in the PT. Karya Graha Primanusa. Based on the analysis and calculations have been done, it can be concluded that the analysis of marketing strategies with a combination of methods Strength, Weakness, Opportunities, Threats (SWOT) and Analytical Hierarcy Process (AHP) can help the marketing division marketing manager in particular, in increasing the volume of housing sales. This result is evidenced by the results of SWOT analysis, the highest weight value is (Strength-Opportunity) with a value of 4.1624 which can be translated as a strategy to use force to take advantage of existing opportunities. Investigating retail property market dynamics through spatial accessibility measures

PurposeThe retail property market is constantly adopting to the continuous demand of retailers and their consumers. This paper aims to investigate retail property market dynamics through spatial accessibility measures of the City of York street network. It explores how spatial accessibility metrics (SAM) explain retail market dynamics (RMD) through changes in the city’s retail rental values and stock.Design/methodology/approachValuation office agency (VOA) data sets (aspatial) and ordnance survey map (spatial) data form the empirical foundation for this investigation. Changes in rental value and retail stock between 2010 and 2017 VOA data sets represent the RMD variables. While, the configured street network measures of Space Syntax, namely, global integration, local integration, global choice and normalised angular choice form the SAM variables. The relationship between these variables is analysed through geo-visualisation and statistical testing using GIS and SPSS tools.FindingsThe study reveals that there has been an overall negative changes of 15 and 22% in rental value and retail stock, respectively, even though some locations within the sampled city (York, North Yorkshire, England) indicated positive changes. The study further indicated that changes in retail rental value and stock have occurred within locations with good accessibility index. It also verifies that there are spatial and statistical relationship between variables and 22% of RMD variability was jointly accounted for by SAM.Originality/valueThis research is first to investigates changes in retail property market variables through spatial accessibility measures of space syntax. It contributes to the burgeoning research field of real estate and Space Syntax.

Anti-corruption efforts, public perception of corruption, and government credibility in the field of real estate: An empirical analysis based on twelve provinces in China

Anti-corruption campaigns in China have spread rapidly throughout the field of real estate. This study measures the influence of anti-corruption efforts on public perceptions of corruption and government credibility. Based on data from twelve Chinese provinces, anti-corruption efforts, public perception of corruption, and government credibility in the field of real estate are used as variables in an empirical framework, and then analyzed with a detailed discussion of the influence of anti-corruption measures wield on the perception of corruption and political trust. The results indicate that public perception of corruption affects attitudes towards government credibility, anti-corruption efforts mitigate damage in public trust towards the central government but do not significantly mitigate damage in the trust towards provincial governments, and anti-corruption efforts fail to repair political trust effectively. Based on the results, three policy implications emerge: (1) anti-corruption efforts should be further improved as an important method for maintaining the health of the ruling party and as a method for winning public support, (2) the government should increase diversified efforts at curbing corruption, innovate anti-corruption mechanisms, and expand public participation in anti-corruption efforts, and (3) anti-corruption efforts should be strengthened by making anti-corruption an important goal of new real estate regulation.

The article discusses the current topic, which is devoted to the possibility of introducing GIS technologies for determining the value of real estate, since this technique is the most promising and undeveloped at present. GIS are used at all stages of the life cycle of the property: from design and construction work, to operation, rental and sale. One of the examples of the use of GIS technologies in the field of real estate is the innovative project «Domoway», which was developed by the Group of Integrated Solutions. This software with the help of which any user can find out online the value of his property through geographic information, which allows you to quickly find and sort data for the purposes of making the necessary samples.

The Impact of After-sales Service Quality on Customer Satisfaction and Customer Loyalty of Middle-upper Class Landed Housings

Nowadays, good products are not sufficient. Market competition requires a good after-sales service. After-sales service quality has been identified as a source of revenue and competitive advantage. While other industry sectors have readily paid attention to after-sales service quality, little study has been done on the effectiveness of after-sales service quality in the field of real estate. This study aims to explore the relationship among after-sales service quality, customer satisfaction, and customer loyalty. Especially, we want to confirm the impact of after-sales service quality on customer satisfaction and customer loyalty of middle-upper class real estate in Surabaya. This research was conducted by survey on 170 respondents from four housing complexes in Surabaya, i.e. Pakuwon City, Citraland, Bukit Darmo Golf, and Graha Family. The data was examined by using structural equation modeling (SEM). Through data analysis we confirm the positive correlation between after-sales service quality and customer satisfaction, the positive correlation between customer satisfaction and customer loyalty, and the direct and indirect relationships between after-sales service quality and customer loyalty. The practical implication of this study provides assurance to real estate management on the effectiveness of after-sales service quality in maintaining old customers and encouraging new consumers.

Review of Various Delay Causing Factors and Their Resolution by Application of Lean Principles in India

Abstract Practically speaking, not all real estate construction projects are accomplished in the defined span and within budget. Various factors responsible for occurrence of delays are one of the long-standing issues in the field of real estate. Delays make contractors endure productivity loss, cause high disturbance expenses, and prolongation costs. The aim of the research is to summarize several delay causing factors, which are observed in the execution of previous real estate construction projects. It then proposes implementation of standard prevention procedures to minimize delays. Time effect examination is the approach to evaluating and allotting the upshots of delays or changing a venture schedule. This review sets execution framework of the two sub-principles of the Toyota Way attributes known as philosophy sub-principles and process subprinciples to guide real estate construction businesses in their lean change to delay free real estate construction work. These are implemented after investigating the critical factors responsible for delays in the delayed projects by comparing their as-planned schedules with the adjusted schedules. Methods used in the research include structured surveys and content analysis, which is performed after collection of quantitative data from the respondents.
