The article is devoted to the problem of rehabilitation of industrial areas, which is especially relevant in modern cities. The article distinguishes between all terms and justifies the feasibility of using the term "rehabilitation". Special attention is paid to the study of concepts that explain the process of restoration of urban areas, such as rehabilitation, reconstruction, restoration, revitalization and others.It was found that the development of industrial zones and their integration into the general urban infrastructure requires a comprehensive approach that takes into account social, ecological and economic aspects. This will contribute to the sustainable and balanced development of the city, preventing the degradation of industrial zones, and creating comfortable conditions for residents.

Environmental protection is both a goal and one of the basic contents of sustainable development. For our country and laborers in IZs, the issue of environmental protection in economic development in general and the development of IZs (industrial zones), EPZs and EZs in particular has been concerned and mentioned by the Party and State right from the early years of establishment and development. The modernization of the country has given very important orientations, which emphasize that urban areas and industrial zones must well implement waste treatment plans, giving priority to hazardous waste treatment.

Innovative Design Trends in the Formation of Urban Environment

The purpose of the article is to study the main modern trends of design as an independent type of projective and artistic activity, which creates a harmonious and ecological space of human habitat in the urban environment. The research methodology is determined by analytical, structural methods and systematic approach, which made it possible to analyze the innovative trends of urban design, which have their own object of project activity, arsenal of research and project methods, as well as their interaction with architecture and urban planning. The scientific novelty of the study is to identify the interaction of innovative design trends in the formation of the city’s space, filling it with humanistic narratives through the use of modern art practices. Conclusions. It is determined that the city design, actively interacting with the art to create a harmonious space of human habitation, covered all components of the city among which are buildings, public space, streets, transport to the landscape. Innovative design trends are aimed at solving not only design and functional, but also aesthetic, environmental and social solutions. They contribute to the maintenance of compositional equilibrium, the formation of a creative environment, and aesthetics prevails over utilitarian. It is emphasized that the use of interactive technologies in design has become a significant component of modern ideas about the comfort of urban space. Modern design is based on the ideas of transformation of abandoned territories into places of public recreation, improving the quality of life, the level of competitiveness of the region, tourist attractiveness of the territory. Modern cities require not only comfortable living for people, but also the development of industrial zones and solving environmental issues, bringing people closer to nature and traditional culture. It has been proved that the modern development of urbanization is aimed at humanization and humanitarianization, solves urgent economic problems of keeping and building territories, reducing the negative effects of population compaction and global warming.

Evaluation of a Chongqing Industrial Zone Transformation Based on Sustainable Development

With rapid urban expansion and the increasing demand of industrial development, the existing industrial zones require transformation and upgrading to achieve the sustainable development of society, economy, and environment. The green transformation of industrial zones lacks overall theoretical guidance and a systematic evaluation system. This research aims at developing effective methods to integrate the elements of existing industrial zones within the same framework for the purpose of optimizing the sustainability of the whole system. In this study, the connotation of a composite ecosystem in existing industrial zones was analyzed using the theory of sustainable development, and an evaluation model of existing industrial zone was constructed. Taking the green transformation of Chongqing Gepai Wire and Cable Co., Ltd. as an example, the sustainability of land, architecture, industry, ecology, landscape, culture, and other elements has been fully considered in the transformation process. Through the evaluation results, it can be seen that the sustainability of all aspects of the industrial zone have been effectively improved, which is 16% to 40% higher than that before the transformation. The research results illustrate that, in the process of the green transformation of industrial zones, using interdisciplinary methods to select indicators and dynamically evaluate the sustainable development of industrial zones can systematically and comprehensively consider the elements of industrial zones and promote the role of various majors in the transformation of industrial zones.

Development Situation of Industrial Zones in Bac Giang Province, Viet Nam

Through analysis of industrial zone development, the research shows that the industrial zones of Bac Giang province, Vietnam are in the stage of rapid development, along with the emergence of industrial zones, the proportion of industrial, foreign direct investment in the province increases and solve a number of employees for the province and neighboring areas. However, the level of increase is still limited. In addition, the province's workforce comes mainly from rural areas, so the quality of the labor force is not high; the ability to apply scientific advances to production is limited. This causes difficulties in the development of industrial zones in the province. The research gives a number of recommendations and solutions for industrial zone development.

Redevelopment of industrial territories as a way to create new means of tourist interest

In the scientific literature, the problem of reconstruction of urban industrial zones was considered by scientists mainly in terms of architecture and construction (Sedin V. L., Kravchunovskaya T. S., Kovalev V. V., Bronevitsky S. P. and others), the economic aspect - less attention was paid. Foreign scientists Pacer R., Aruninta A., Ha S., Dardya M., Davis T., Margolis K. studied the concept of "redevelopment" quite widely, both theoretically and on the basis of examples of specific cities.Over the last decade, the deindustrialization of large cities has become widely known. As a result of reduced production, large-scale degrading industrial areas with unused buildings, warehouses and related infrastructure. The spatial structure of such zones requires a consistent transformation based on multi-purpose analysis. In this regard, there is a need for work on the reconception of industrial zones, their adaptation to modern conditions of the city and sustainable development. Development is a good practice all over the world. Development has a multifaceted effect: improving the architectural and planning development of the city, the emergence of new land resources, real estate, jobs, transformation and development of the transport network, reducing pendulum migration, solving environmental problems and of course attracting large numbers of tourists.Relevance of research. The development of industrial territories is the re-profiling of obsolete industrial and administrative buildings in accordance with the needs of the modern market and social development. Since tourism is an industry that requires a strong material fund, it is obvious that the use of redevelopment of industrial areas is in order to develop tourist infrastructure.Field of application of results. The obtained results can be used in substantiation and implementation of redevelopment of industrial territories as a way to create new means of tourist interest.The aim of the study. The positive and negative aspects of redevelopment are analyzed, as well as the expediency of use and the need for optimization in the future are substantiated.The subject of the research is the consideration of problematic issues, obstacles and motivational levers in the implementation of redevelopment projects of industrial zones.Thus, the development of industrial zones can be a motivating incentive for investors only if the municipality is interested in this process. It is the redevelopment that offers a comprehensive solution to the issues related to the transformation of unclaimed industrial facilities or irrationally used areas into new, investment-attractive tourist facilities.

Worker’s material and mental life in sustainable development of industrial zones

Since the implementation of the market economy, innovation and international integration, with the correct guidelines and policies of the Communist Party and the State, Vietnam has rapidly developed industrial parks, attracting a large number of foreign and domestic enterprises came to operate in industrial zones. Having a large number of employees, enterprises operating in industrial zones must pay attention to working conditions and other issues for workers. One of the most important issues of concern is the material and mental life of workers. A sufficient material life when ones’ needs for food, accommodation, clothes, etc. are satisfied allows workers to survive and regenerate their energy for work. A healthy mental life ensures brings positive mood, motivation, attitude and effective working behaviors. Inadequate material and mental life reduces workers’ productivity and thus influences firms’ growth. Ensuring material and mental life for workers in industrial zones is a prerequisite in boosting productivity and achieving sustainable development. This study use survey and interview data to examine the quality of material and mental life of workers in industrial zones in Vietnam. Low income was the main hindrance to a sufficient material life and a rich mental life of workers. In addition, low quality of meal and working conditions had significant impacts to their health. The results were discussed in relation to previous studies on the life of workers in industrial parks.

Structural analysis of territorial transport systems based on classification methods

Development of industrial zones, districts and entire regions largely depends on the solution to the problem of the formation of the rational structure of territorial transport systems and their effective development. Peculiarities of the functioning of territorial transport systems are closely related to their structure which is characterized by some combination of pair proximity indexes. The functioning of such systems is closely linked with their structure. The structure of any transport system is multilevel. To clarify the number of structural levels of the system and their constituent elements, criteria and algorithms have been developed to determine the relative position of the sets in a plane taking into account their possible overlap. A generalized index of the proximity of several non-overlapping sets was developed based on the account of pair indexes of the proximity of individual sets and equal to their mean square value. The procedure of structural analysis of the transport system is connected with the necessity of preliminary determination of its structural index according to the results of calculations of values of pair proximity indexes. A method of establishing the number of structural levels of an interregional transport system was developed based on preliminary determination of the structural index of the system with subsequent decision-making on joining the overlapping sets if any. Practical problems related to the refinement of the structure, composition and modes of operation of transport systems should be solved on the basis of the predefined structural index. The study results make it possible to structure transport systems with singling out individual levels and differentiate costs for the development and operation of systems in order to optimize their properties

Causes and Solutions of “Tragedy of the Commons” in Natural Resources Management of Muncar Coastal Areas

The tragedy of commons exists where natural common resources are overused. Every user is encouraged to maximize their utilization by taking as much as they can, left environment’s ability to regenerates behind. As a result, there will be a decreasing result. The condition exists in Muncar in Banyuwangi, Indonesia. This coastal area has to accommodate an increasing number of fishing fleets with more advanced technology, which creates a diminishing volume in fishing catches. This research explores the tragedy of commons in Muncar, Indonesia. We use the qualitative approach with the phenomenological interpretative paradigm. We interviewed stakeholders as well as fishermen in Muncar. The result of this study (1). The increasing number of fishing fleets are accompanied with more advanced technology. This allows fishermen to catch fish in higher volume. Also, there is a negligence in environment-friendly concern because of economic reason. (2). The tragedy of commons is caused by unclear regulation about fish regulation along the Muncar Coastal Area. The development of infrastructure in Muncar is not well equipped with adequate utilities such as disposal waste facilities. Also, the development of industrial zones in Muncar is not well planned.

Możliwości wykorzystania transportu kolejowego i intermodalnego w obsłudze stref przemysłowych w Polsce

Celem pracy było zbadanie rozmieszczenia współczesnych stref przemysłowych w stosunku do lokalizacji terminali intermodalnych (kontenerowych) oraz wskazanie rekomendacji w zakresie zwiększenia wykorzystania transportu kolejowego i intermodalnego. Do analizowanych stref przemysłowych autor zaliczył specjalne strefy ekonomiczne oraz parki przemysłowe i technologiczne. Przedstawiono także różnice pomiędzy deklarowaną a rzeczywistą polityką transportową i przemysłową państwa. Artykuł stanowi diagnozę uwarunkowań wykorzystania kolei i transportu intermodalnego przez przedsiębiorstwa działające w strefach przemysłowych. Uwzględniono procesy zachodzące od początku transformacji ustrojowej w zakresie rozwoju stref przemysłowych i transportu intermodalnego w Polsce. Jak wynika z przeprowadzonych badań, dostęp stref przemysłowych do terminali intermodalnych był ograniczony. Przy lokalizacji stref przemysłowych w małym stopniu brano pod uwagę możliwość doprowadzenia bocznicy kolejowej czy też odległość od terminali kontenerowych. Stanowiło to barierę w rozwoju transportu intermodalnego w Polsce oraz wpływało na zwiększenie kosztów zewnętrznych transportu i jego negatywnego wpływu na środowisko.

Water mass balance to assess the demand for water and wastewater generated by trading groups in industrial zones

The development of Industrial Zones in Vietnam will put pressure on water resources at local as well as national scale, due to the large amounts of water consumed and discharged to environment. This study, via water mass balance, provides analyses and assessments on water demand and wastewater generated in each trading groups (industrial sectors) of the Long Thanh Industrial Zone and the Nhon Trach III Industrial Zone phase 2, Dong Nai – the province with the most industrial zones in Vietnam. According to the water mass balance calculation results, the water demand of industrial sectors depends on their manufacturing characteristics. Of which, Textile and Garment are the sectors with the highest demand, as well as highest water loss rate and highest amount of wateswater dischared. Meanwhile, Electronic and Construction Materials cosume the least amount of water. Machinery sector has the lowest amount of water loss. The wastewater/supply water ratio of the Long Thanh Industrial Zone is always 1,1 (for Textile) to 1,5 (for Machinery) times higher than the Nhon Trach III Industrial Zone phase 2, while the wastewater/supply water ratio of the Nhon Trach III Industrial Zone phase 2 is always less than 80%.

Housing for Female Factory Workers: The Association between Renting Accommodation and Satisfaction with Income and Living Conditions.

BackgroundVietnam has experienced a strong wave of migrants to urban and industrialized areas. This is a challenge for both local and national governments, which need to address the problems of the poor and socially marginalized, including providing housing for rural-to-urban migrants. Poor housing and the economic burden of house renting are increasingly recognized as determinants of both physical and mental health.ObjectivesThis paper examined the association between renting accommodation and income satisfaction and living conditions of female workers in light manufacturing industries in Vietnam.MethodsA cross-sectional study was implemented with quantitative survey of 2,818 female workers in 10 light manufacturing factories in 3 industrial zones by a self-administered questionnaire.ResultsOver 38% of female workers had to rent accommodation. The average expense for accommodation, water and electricity accounted for 30.1% of renters' income, which is 7.2% (CI 95%, 5.3–9.3%) higher than for non-renters. A higher proportion of renters than non-renters considered their income was unstable and insufficient for living costs. In addition, only 7.2% of renters reported that their living conditions were suitable, notably lower than non-renters (22.4%).ConclusionThe study showed the economic burden of renting accommodation on workers' income satisfaction and living conditions. The findings have implications for an adequate housing access strategy for workers including the integration of housing development in the planning and development of industrial zones and factories.

INDUSTRIAL DEVELOPMENT AND ARAB-JEWISH ECONOMIC GAPS IN THE GALILEE REGION, ISRAEL1

Israel's development of industrial zones in the peripheral Galilee region is a major element of its national planning policy. The paper examines the economic impact of three of these industrial zones—Carmiel, Tefen, and Ma'alot—on Arabs and Jews in the region. Data on key employment and input and output indicators were collected through a survey of all firms in the three estates. In 1989 economic benefits generated by the three industrial zones were disproportionately enjoyed by the Jewish sector, thereby reinforcing patterns of interethnic economic gaps and minority dependence.
