Adoption of Building Information Modeling (BIM) in Facilities Management (FM) Practices in Malaysia

Building Information Modeling (BIM) is a collaborative process that transforms the capturing, sharing, and development of construction project information, essential for the planning, design, and construction of buildings. However, the application of BIM in Facilities Management (FM) is still emerging, particularly in Malaysia, where its integration within FM practices has not been extensively studied. This study uses an online questionnaire distributed to FM companies across Malaysia to assess the awareness, barriers, and potential of BIM within the FM sector. Data collected have been analysed by using SPSS, with descriptive analysis, frequency analysis, and the Relative Importance Index (RII). The findings will highlight key challenges in BIM adoption and outline strategies to enhance its integration into FM practices, providing valuable insights to help FM practitioners optimize the benefits of BIM in the Malaysian FM industry.

Building Information Modeling Adoption in the Palestinian Construction Industry: Influencing Factors, External Determinants, and Technology Acceptance

ABSTRACT Building Information Modeling (BIM) is a worldwide spreading technology for the Architecture, Engineering, and Construction (AEC) industry that allows for continuous modification and improvement of building models, resulting in improved quality and cost savings in the project. The study aims to investigate the adoption pattern of BIM in the Palestinian market and identify significant factors that influence the adoption process, including top management support, organizational culture, and the number of experts and technicians. A structured questionnaire was developed, distributed electronically, and 168 valid responses were received, leading to a margin error of 4.4% and a response rate of 67.2%. A model, based on the Technology Acceptance Model (TAM) was developed and partial least squares structural equation modeling (PLS-SEM) was utilized to evaluate the measurement model’s reliability and validity, test hypotheses regarding the relationships between constructs, and assess the impact of various factors on the intention to adopt BIM within the construction industry. Six external influences on acceptance are highlighted. Individual and organizational acceptance drivers are identified, including top management support, ease of use, and competitive landscape. Government policies impact adoption and results stress internal and external considerations for BIM adoption.

Assessing Awareness of Building Information Modeling (BIM) among AEC Professionals in Nepal

The advent of Building Information Modeling (BIM) has led to a revolutionary transformation in the construction sector on a global scale. The implementation of BIM has resulted in a multitude of benefits, including enhanced project outcomes, cost savings, and improved collaboration. However, in Nepal, the adoption of BIM in the Architecture, Engineering, and Construction (AEC) industry presents a distinctive set of challenges and opportunities. A survey of architects and engineers in both construction and academia indicates a moderate level of awareness of BIM, with 59% of respondents reporting familiarity with the technology. Of these, 69% employ BIM primarily during the design phase, thereby underscoring its utility in project planning. Nevertheless, practical applications remain constrained, as a considerable proportion of users have less than two years of experience with BIM. Despite its potential, 41% of professionals remain unaware of BIM, indicating a significant knowledge gap. This suggests the need for increased education and training to fully leverage BIM's benefits. While the current focus is on design, broader integration across all project stages is essential to maximize its impact. Expanding awareness and developing skills in BIM will be key to advancing its implementation in Nepal's AEC sector, driving efficiency and innovation in construction practices.

Artificial Intelligence as a tool for enhancing Building Information Modeling (BIM)

Building Information Modeling (BIM) has revolutionized the Architecture, Engineering, and Construction (AEC) industry, transforming how building lifecycle data is managed and visualized. By consolidating physical and functional characteristics into a shared digital model, BIM facilitates collaboration, minimizes rework, and streamlines planning and execution. In sustainability, BIM supports "Green BIM" practices that reduce carbon footprints by enabling energy modeling and lifecycle analysis. However, despite these advances, BIM faces interoperability issues, largely due to proprietary software formats, leading to isolated data silos that impede efficient data exchange across platforms. The integration of Artificial Intelligence (AI) into BIM introduces groundbreaking solutions to these challenges. AI enhances BIM through automation of design validation, clash detection, and real-time data analysis, transforming BIM into an adaptive system capable of proactive decision-making. AI applications, including predictive maintenance, generative design, and real-time construction monitoring, promise higher safety standards, reduced errors, and improved lifecycle management. However, AI-enhanced BIM adoption is hampered by technical, ethical, and financial challenges, such as data quality, privacy concerns, and high implementation costs. Addressing these obstacles with standardized data protocols, workforce upskilling, and collaborative frameworks can maximize the potential of AI-driven BIM, advancing sustainability, efficiency, and resilience within the construction industry.

Assessment of building information modeling adoption in building material scheduling in Tanzania’s construction industry

The building construction industry continues to face challenges that affect project delivery, one of which is the traditional practices used for building material scheduling (BMS). Studies indicate that these practices are often inefficient and prone to errors, leading to delays, cost overruns, and low-quality work, affecting the project objectives. Building Information Modeling (BIM) presents a promising solution for addressing these challenges, proven through existing integrations. However, its adoption in BMS practices in construction is still relatively low. Therefore, this study aimed to assess BIM use in BMS in Tanzania’s building construction industry. The study adopted a quantitative research approach, and the study population of 153 registered quantity surveying firms was purposively selected. The study data was collected using online questionnaires and analyzed with the Statistical Package for Social Sciences (SPSS). The study findings indicate that traditional practices are still favored over BIM when scheduling building materials in Tanzania, with the most predominant practices being spreadsheets and paper-based methods. Additionally, findings suggest that BIM is not a new concept in Tanzania. However, its adoption in the current practices is relatively low, mainly due to insufficient expertise, training resources, and limited access to BIM software/tools. Moreover, findings indicate a significant belief that BIM can improve BMS practices. These insights can inform policymakers, industry stakeholders, and educational institutions on the necessary steps to promote BIM integration. Therefore, it is recommended that BIM adoption be prioritized by addressing these barriers to enhance project outcomes. Shifting from traditional methods to BIM will lead to more efficient and effective construction processes, making BIM's broader adoption essential for the industry's future success.

Investigating the adoption of building information modeling of small-medium sized organizations in the construction industry: from a configuration perspective

ABSTRACT Building Information Modeling (BIM) is considered to be one of the most promising innovations in the construction industry, and the building industry is beginning to use and benefit from it. However, the full adoption of BIM in the construction industry is still challenging as small and medium-sized organizations (SMOs) are lagging in BIM adoption. Although existing studies have explored many influencing factors of BIM adoption, most of them are focused on a single relationship and cannot explain why certain factor that works for one organization fails in others. This study aims to respond to the research gap in previous studies on BIM adoption in SMOs by highlighting the importance of the combination of influencing factors rather than single correlations, thereby clarifying the realization mechanisms of BIM adoption in SMOs. Using the qualitative comparative analysis (QCA) approach and fsQCA3.0, this study connects the factors from technological, organizational, and environmental aspects under the technology-organization-environment (TOE) framework, five configurations leading to the high BIM adoption and two configurations leading to the low BIM adoption are identified with 36 SMO cases through the configurational lens. As one of the earliest attempts to investigate SMOs’ BIM adoption decisions using the QCA method, this study expects to offer a holistic understanding of BIM adoption in SMOs and contribute to the full BIM diffusion in the construction industry by providing valuable suggestions to industry practitioners. Highlights BIM adoption in SMOs results from a combination of technological, organizational, and environmental conditions, and no necessary conditions lead to BIM adoption behavior. More than one configuration is leading to high or low BIM adoption in SMOs. Under specific contexts, BIM capability can substitute for financial capability, while financial capability will substitute for government pressure. When conditions are missing on both the technological and organizational aspects, government or market pressure alone cannot lead to BIM adoption behavior in SMOs.

BIM technologies adoption and implementation challenges in Eastern European countries analysis

The study aimed to assess the level of integration of digital information technologies in the construction industry in Eastern Europe. Quantitative data on the implementation of Building Information Modelling (BIM) services in Eastern Europe was collected, and a comparative analysis of the dynamics of their use in 2020-2023 was conducted. The results of the study show a significant difference in the level of BIM implementation in Eastern European countries, which is closely related to the level of economic development, the state of the construction industry and support from government agencies. Countries with more developed economies and stable regulatory frameworks, such as Poland and the Czech Republic, have demonstrated the highest rates of BIM adoption. In these countries, various BIM services are actively used at all stages of the construction project life cycle, from design and modelling to construction management and facility operation. Government support in these countries includes the development of national standards, the introduction of mandatory requirements for the use of BIM in public tenders and the implementation of educational programmes to improve the skills of specialists, which promotes the active implementation of technologies and increases the efficiency of the construction industry. On the other hand, countries with less developed economies and limited government support have seen a slower process of BIM integration. In countries such as Ukraine, Bulgaria, and Romania, BIM has been applied mostly in individual projects, but the mass adoption of BIM is being held back by the lack of national standards, insufficient skilled personnel, and low awareness among market participants. The findings can be used to identify the key factors that influence the success of BIM implementation in the construction industry and can be used in the future to further develop effective digitalisation strategies in the region

Building Information Modeling (BIM) has emerged as a transformative technology with the potential to address these issues by enhancing the precision, collaboration, and decision-making processes in construction management. This paper provides a comprehensive review of the application of BIM in the U.S. construction sector, with a focus on its impact on improving construction management practices. The review explores the specific ways in which BIM contributes to project success, including its ability to streamline workflows, reduce errors, and facilitate real-time collaboration among stakeholders. Through an in-depth analysis of current literature, this paper highlights the specialized functions of BIM that are particularly beneficial for construction management in the U.S., such as clash detection, 4D scheduling, and cost estimation. The paper also examines case studies that demonstrate the successful integration of BIM in large-scale projects across the country, showcasing tangible improvements in project outcomes, including reduced project timelines and enhanced cost efficiency. Additionally, the paper delves into the challenges associated with BIM adoption in the U.S., including the need for skilled personnel, the integration of BIM with existing project management systems, and the legal and contractual implications of BIM-based collaboration. These challenges are discussed alongside strategies for overcoming them, emphasizing the importance of training, standardization, and cross-disciplinary collaboration. The findings of this review suggest that the widespread adoption of BIM in the U.S. construction industry holds significant promise for enhancing project management efficiency, improving stakeholder communication, and ultimately contributing to more successful project outcomes. The paper concludes by proposing best practices for BIM implementation in construction management, aiming to guide industry professionals in leveraging this technology to its fullest potential.

BIM IMPLEMENTATION FOR HERITAGE RENOVATION THROUGHOUT PROJECT LIFECYCLE: CURRENT USE, BENEFITS, AND BARRIERS

Introduction: Building Information Modeling (BIM) has garnered significant attention due to advancements in sophisticated technologies and methods. However, a comprehensive review of the existing literature indicates a lack of research exploring the application of BIM in managing the entire intervention design and renovation processes from a broader system perspective. The purpose of the study was to fill this gap by identifying and evaluating the current utilization, benefits, and barriers associated with implementing BIM in the lifecycle of renovation projects. The study methodology is based on conducting 31 structured interviews with experienced professionals who have employed BIM in their project deliveries. The results reveal that the primary benefits of BIM adoption, in descending order of importance, pertain to improved collective understanding of design intent, lower risk and better predictability of outcomes, better-designed and performing buildings, more accurate project documentation, and increased accuracy of the cost estimate. However, there are several prominent barriers: project budget, complexity of modeling historic structures, cost to hire BIM professionals, and the lack of BIM knowledge. The findings will advance BIM adoption for heritage renovation and enable project stakeholders to focus on realizing the benefits and potential uses of lifecycle BIM, while also addressing the critical challenges discussed in this study.

Investigation of the driving power of the barriers affecting BIM adoption in construction management through ISM

Building Information Modelling (BIM) is a rising digital medium that is gaining popularity in the construction sector. Although BIM usage has been mandated in the public construction sector in Saudi Arabia, its adoption remains limited. This paper aims to investigate the driving power of the barriers affecting BIM adoption in construction management through Interpretive Structural Modeling (ISM). A literature review and expert meetings were conducted to identify the potential barriers faced by contractors and consultants in BIM usage in the construction management sector. Two different techniques were utilized to rank the identified barriers to adopting BIM in construction management. The first technique, the Relative Importance Index (RII), evaluates and assesses the barriers from both the contractors and consultants' perspectives. The second technique, Interpretive Structural Modeling (ISM), identifies the driving power of barriers and understands the correlations among them. A total of sixty-nine responses were analyzed using the RII. Cronbach's alpha was utilized to assess the collected data's reliability. The findings from the ISM were validated by experts to establish relationships among the identified barriers. The ISM reveals that the top driving barrier to BIM adoption is the “Lack of skilled and experienced personnel”, followed by “Lack of awareness”, “Communication issues” and “Longer setup time”. The findings of this study could assist local authorities develop an incentive program to encourage contractors and consultants to adopt BIM in construction management.

Dynamic BIM Adoption Impact on Contract Cost Variance Factors Using PLS-SEM Techniques

This paper investigates the Building Information Modeling (BIM) adoption impact on the factors of Contract Cost Variance (CCV) over time. The study considers qualitative and quantitative data to identify the most common causes of CCV through pre-tendering. A partial least square-structure model (PLS-SEM) procedure was used to develop a causal model and rank CCV factors based on their effect, partially based on prior survey raw data conducted in 2022 and the data from 94 projects. Construction industry experts assessed the prior five-year rate of BIM adoption on construction projects to infer the expected trend in BIM adoption in the future (until 2037). Based on the causal model of CCV factors and the future rates of BIM adoption, the dynamic impact of BIM on CCV factors over time was modeled and analyzed. The analysis shows that BIM reduces CCV over time by improving Estimator Performance (EP), Information Quality (IQ), and contractual procedure (CP). The results showed that the CP, EP, and EF have directly impacted CCV, and the PC and IQ indirectly affect the CCV. This paper considers the temporal aspect, examining how the impact of BIM on CCV factors evolves. This dynamic analysis is crucial for long-term strategic planning in construction management.

Critical Factors Driving Construction Project Performance in Integrated 5D Building Information Modeling

Timeliness, budget consciousness, and quality are critical to the success of a project, and become increasingly challenging with increased project complexity. Five-dimensional building information modeling (BIM) integrates cost and schedule data with a 3D model, and enhances project management by addressing budgeting, timelines, and visualization simultaneously. However, a comprehensive assessment of 5D BIM’s impact on key performance indicators is currently lacking. This research aims to identify the critical factors influencing the adoption of 5D BIM and its impact on key project performance indicators. A thorough systematic literature review and qualitative analysis were conducted to achieve this goal. Relevant articles from the past decade (2014–2023) were examined from the Scopus and Web of Science databases, of which 222 were selected and screened using PRISMA procedures. This research found consistent and rapid updating of keywords, highlighting the dynamic evolution of 5D BIM and its expanding applications in the construction industry. Thirty critical factors affecting the adoption of 5D BIM were identified and categorized into the following six groups based on the technology–organization–environment (TOE) framework: technology, organization, environment, operator, project, and government policy. The 15 factors driving construction project performance in integrated 5D BIM were divided into cost, time, and quality performance based on key performance indicators. This review offers innovative insights into 5D BIM adoption, and can aid stakeholders in developing effective 5D BIM implementations.

Exploratory study on use of BIM in construction sector in Romania

The adoption of Building Information Modelling (BIM) is increasingly recognized as a crucial development in the global construction industry, offering significant benefits across the stages of design, execution, and lifecycle management. In Romania, however, the widespread use of BIM remains limited, with a clear disparity between the theoretical advantages highlighted in research and their actual implementation in practice. This exploratory study examines the challenges hindering the broader adoption of BIM in Romania’s construction sector. Using a mixed-method approach, which includes both surveys and semi-structured interviews with industry experts, the research identifies key obstacles such as limited expertise and resource limitations. Findings indicate that larger companies, particularly in urban centres like Bucharest, are more likely to adopt BIM, while smaller firms continue to face substantial challenges. Revealing Building Information Modeling Adoption Factors in Indonesia: A Mixed-Methods Exploration Through Constant Comparative Method and Structural Equation Modeling

This study explores factors affecting Building Information Modeling (BIM) adoption in Indonesia’s architecture, engineering, and construction (AEC) industry. The researchers adopt a mixed-methods approach, utilizing interview data from 15 experienced BIM specialists and questionnaire responses from 206 AEC professionals. Using the constant comparative method and structural equation modeling, this study identifies key determinants of BIM adoption. Research findings highlight individual innovativeness as the primary factor, followed by perceived benefits, internal organizational readiness, and external influences. A structural analysis reveals that not all factors directly impact BIM adoption. Perceived benefits and internal organizational readiness have direct structural paths to BIM adoption, with individual innovativeness mediating external influences and perceived benefits. This study result also emphasizes the importance of internal organizational readiness in supporting individual innovativeness during BIM adoption. Overall investigation enriches the understanding of BIM adoption strategy and critical factors, especially in the context of developing nation like Indonesia.

The Effect of Project Management System Implementation, BIM Technology, and Cloud Collaboration on Construction Project Efficiency in Riau

This study examines the impact of Project Management System (PMS) implementation, Building Information Modeling (BIM) technology, and Cloud Collaboration on construction project efficiency in Riau, Indonesia. Utilizing a quantitative research design, data were collected from 190 professionals involved in construction projects and analyzed using Structural Equation Modeling-Partial Least Squares (SEM-PLS). The findings reveal that all three factors—PMS implementation, BIM technology, and Cloud Collaboration—positively and significantly influence construction project efficiency. Among these, BIM technology demonstrates the strongest impact, followed by Cloud Collaboration and PMS implementation. The high R² value (0.752) indicates that these factors collectively explain a substantial portion of the variance in project efficiency. This study underscores the importance of integrating advanced technological tools and management practices to enhance project outcomes in the construction industry. The results provide practical insights for construction firms in Riau and similar regions, suggesting that the adoption of BIM, Cloud Collaboration, and PMS can lead to significant improvements in project efficiency.

A Comparative Analysis of the Opportunities and Challenges Associated with Building Information Modeling Implementation in Jordan and Kuwait

Building Information Modeling (BIM) utilizes a multifaceted computer software data model to document building designs, simulate construction, and manage the operations of new facilities. This research aims to investigate the adoption of BIM in the Jordanian and Kuwaiti construction sectors. To achieve this objective, the research commenced with a comprehensive literature review on global and Middle Eastern BIM adoption, identifying the benefits and challenges of BIM in the construction industry. Subsequently, an exploratory study was conducted using an online survey to assess the current level of BIM expertise and characterize the perceived advantages and barriers associated with BIM implementation. The current state of BIM implementation in Jordan and Kuwait can be characterized as lagging behind. The study shows there is more awareness of BIM applications, programmes, and benefits in Jordan than Kuwait. The study identified and compared several barriers to BIM adoption in Jordan and Kuwait, including: Lack of government support, Lack of effective collaboration among project stakeholders, Lack of demand for BIM.

BIM Adoption in MENA's Construction Industry: A Contractor's Perspective

This study delves into the multifaceted landscape of Building Information Modeling (BIM) adoption and implementation across the Middle East and North Africa (MENA) region's construction industry. Employing an online survey methodology, the research scrutinizes the varied profiles of contractors. Through regression analysis, the study investigates the impact of institutional pressures on the contractors’ BIM adoption, implementation, encountered barriers and challenges, expected benefits and outcomes, and related expertise and training. The analysis then extends to evaluate the interrelationships among such BIM variables. The key findings reveal significant influences of institutional pressures on BIM adoption and benefits as well as their expected benefits and outcomes but less impact on overcoming BIM barriers and challenges and enhancing expertise and training. The research highlights the limited role of BIM expertise and training in the adoption, implementation, and realization of its benefits and outcomes within the MENA construction sector. Furthermore, the study concludes that barriers, challenges, benefits, and outcomes don’t have a significant effect on BIM's adoption and implementation. The study also evaluates the primary benefits and outcomes of BIM alongside the main barriers and challenges encountered. Crucially, the research identifies and dissects the salient barriers to BIM deployment, such as awareness and expertise deficiency, financial and human resource constraints, training shortages, and resistance to change. This study not only provides a detailed snapshot of the BIM landscape but also lays the groundwork for addressing the persistent challenges and harnessing the full potential of BIM in revolutionizing construction methodologies in the MENA region. Adaptability of BIM technology to mitigate the cost overruns in design and build projects

Purpose Cost overruns are an inevitable issue in design and build (D&B) projects. In D&B projects, causes for cost overruns can be managed by adopting appropriate building information modelling (BIM) functions. Because there is a research gap in synergy between the use of BIM for mitigating cost overruns in D&B projects, this study aims to evaluate the adaptability of BIM to manage cost overrun issues in them. Design/methodology/approach Research objectives were attained through a quantitative research approach adopting the Delphi technique, which consists of three rounds of a questionnaire survey. Through statistical tools, the collected data were analysed. Findings This research revealed the ten most crucial causes for cost overruns in D&B projects, where continuous changes in designs and drawings are the top causes. Change and revision management and interoperability are the most crucial BIM functions to address the aforementioned cause. Subsequently, 16 enablers, 26 barriers and 19 strategies to implement BIM to manage the identified significant causes of cost overruns were overviewed. Originality/value This study addresses the literature gap pertaining to the cost overrun in D&B projects and the application of BIM by studying the causes for cost overrun, suggesting BIM functions to mitigate the above cause. Moreover, this study assessed the probable barriers and enablers for BIM adoption in construction projects from D&B perspective.

Aligning building information modeling and prefabricated construction with sustainable development goals: A framework for sustainable urbanization

Given its large environmental footprint and the urgent need for more efficient and sustainable practices, sustainability in the construction industry has never been more urgent. This paper explores the integration of building Information Modelling (BIM) and prefabricated building (PC) as a transformative approach to aligning the construction sector with the United Nations Sustainable Development Goals (SDGS), Special attention is given to SDG 9 (industry, innovation and infrastructure), SDG 11 (Sustainable cities and communities), SDG 12 (responsible consumption and production), SDG 13 (climate action) and SDG 7 (affordable clean energy). Through the lens of BIM and PC, the study illustrates how these technologies can significantly reduce waste, optimize resource use, and contribute to the construction of energy-efficient buildings, thereby mitigating the environmental impact of urban development. Enhanced stakeholder collaboration and information sharing facilitated by BIM was highlighted as a key factor in integrating community needs and environmental considerations into project planning and execution. This paper argues that the strategic adoption of BIM and PC not only promises to revolutionize construction practices by increasing efficiency and reducing costs, but also plays a vital role in the global pursuit of sustainability. Through a comprehensive analysis of the benefits and challenges associated with BIM and PC integration, this study highlights the importance of continuous technological progress, adaptation to different global environments, and alignment with the Sustainable Development Goals as important steps towards achieving sustainable urbanization.
