Abstract

The feasibility study is an important aspect in a construction project to see the impact of investment on increasing opinion between the project development plan and the realization after the project is implemented. Pondok Mutiara Riverside housing which will be built on 18.951 m2 of land is a housing development in Sidoarjo district. The purpose of this feasibility study is to find out the technical feasibility, investment costs, and financial feasibility. The data is processed using the Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return (IRR), and Payback Period (PP) land optimization of house type and land is effective by using the simplex method. The results in this study are based on questionnaires to find out the market share shows that the technical feasibility of housing construction is declared feasible with revenue obtained for 5 years with 144 units sold amounting to Rp97.675.467.023 and ecpenditures of Rp71.654.101.004 then an optimization of the land was carried out to make maximum use of the existing land of 18.951 m2 with community interest to 149 units and gain profits Rp9.940.486.414.
