Abstract
The article discusses the important applied problem dedicated to the theoretical and methodological foundations of the formation construction cost for residential buildings at the design stages. Determined that the different names of phases are given by different international scientists, but the phases of a building project and its goals are generally the same. It was substantiated that most often the design stages of a residential building consist of: conceptual phase, predesign, design, tender, construction, use. This paper aims to define the construction cost for residential building at the most important for construction cost phases: predesign, design and construction stage using the international and Russian experience. It was offered graphic two and three-dimensional model of the total construction scope of work. Two types of costs for the construction of residential buildings were considered: direct costs and indirect or overhead costs. The subject of consideration was a 12-storey multifunctional residential building with built-in premises, which is designed for Russia. The construction cost for the residential building at the predesign stage of preparation was 1.744 million Euros. At the “Design stage”, on the basis of detailed estimate and a summary estimate of construction, the cost amounted was 1.157 million Euros. At the “Construction stage”, the total construction costs for the object was amount to 1.443 million Euros. At the “Construction stage” the cost of the residential building was 17% less, in contrast to the calculations at the “Predesign stage”.
