Abstract

The roadmap for directing Net Zero Energy Building (NZEB) starts with planning and managing the project delivery process. To support the project delivery process of NZEB, we must build teams to achieve high performance, cost effectives, and fast project implementation. The design process and its milestones for NZEB are different from conventional projects and require identification, contracting, control, and validation of the performance targets. The aim of this chapter is to understand the nature of NZEB project delivery process and to summarize the key organizational elements to build up a multidisciplinary and collaborative team in association with contracting and project management. For NZEB implementation, an integrative process is essential for an iterative, collaborative approach that involves project stakeholders including the owner, designers, and builder. Lessons learned and best practices for NZEB confirm the necessity to apply performance-based Design-Build contracting to guarantee commitment and quality assurance while reducing liability for such complex buildings. Performance-based Design-Build contracting can only be based on multidisciplinary collaborative teams with a sound track record. The teams rely on building information management and building modeling as a mean to understand the performance of integrated systems and solutions to guide the project delivery process. We found out that the early design phase and the operation phase are determinable for NZEB success. Finally, we discuss the key influential parameters for successful NZEB project delivery process including the teams’ collaboration nature and experience, as well as management of the process from visions through completion of construction and throughout building operation.
