Abstract

The purpose of the study is to investigate the physical housing environments of Nowon and Gangnam district, and to figure out their characteristics, in order to diagnose the possibility of transformation to a naturally occurred retirement community (NORC). The survey targets were 93 apartment complexes in two districts, and the data were collected from demographic DB and map information. Analyzing data by the SPSS, the main results are 1) the permanent or public rental apartments, that compared to owned apartments, are twice or 3 times aged occupants over 65 ages. Most apartment complexes are more than 20 years old and need to be updated. The rental apartments will be one of the representative types of Korean NORCs. 2) The neighborhood and community facilities are located within 400 m, and large market, traditional market and theater are located out of 500 m. 3) The facilities to healing and health such as nature, parks, and allee are within 500 m or 10 minutes. Also, there are no differences on the access distance of most of facilities in two districts. Therefore, the walkable distance of facilities for the aged are two types; one is easy walk access in 200 m, and other is a little hard access in 400-500 m.
