Abstract
The place of the enterprise in agricultural production, its financial condition, and competitiveness in the market depend on the increase in the efficiency of the use of land resources by the organization of the agroindustrial complex (AIC). Nevertheless, the scientific literature does not pay enough attention to the problem of increasing the efficiency of agricultural land use. The study identified the components of the fixed capital of agricultural enterprises, the structure of natural capital, the place of land resources as part of the fixed and natural capital of agricultural formations; factors affecting the efficiency of agricultural land use of agricultural enterprises in the south of the Rostov region. Factor analysis, analogy, synthesis, observation, modeling, concretization, abstraction, classification, grouping, abstract-logical, economic-statistical research methods are used to solve the problems. The main problems of effective use of agricultural lands of agricultural enterprises in the south of the Rostov region are the refusal to use scientifically based crop rotations, violation of the timing of agrotechnical measures, the use of traditional methods of tillage and seed material of outdated breeding. Appropriate measures have been developed and proposed to eliminate the identified problems. Their reasonable combination will improve the financial condition of agro-industrial enterprises and create conditions for sustainable development of rural areas.
