The article highlights approaches to the renovation of industrial buildings of some European silos in the context of assessing the need and their success. Most strategies are based on adaptive reuse, often focusing on preservation for preservation's sake or renovation as a trend approach in modern architecture. To understand it as a typological object, the emergence, evolution, planning structure, constructive materials, etc. are revealed. The process of the appearance of the silo (elevator) in the USA and its appearance in Europe is analyzed; the main types are defined depending on the configuration, constituent elements, and function: flat, full, vertical, battery-powered; the reasons why architects are interested in this type of industrial buildings and their significance for the urban planning landscape have been established. Due to its specificity and unusual form, construction and function, the building of the former Tervahovi grain silo in Oulu (Finland), which was part of a powerful industrial district, was chosen as an example. The analysis of the renovation project of the mentioned building, which was carried out in 2014 and was part of the reconstruction of the entire city quarter with the aim of returning active social life and new use among residents, was performed. As a result of the example`s study, the main features of the design strategy were determined – an illusory renovation, where the preservation of the authentic appearance remains minimal, actually creating an external screen behind which a completely new building is created. This approach distorts the concept of revitalization, the principles of sustainability and declared reductions in carbon emissions and the use of natural resources. It was also concluded that not all renovation projects of industrial heritage are reasonable and necessary, they should be analyzed in detail, where, in addition to the architectural component, there should be an assessment of efficiency, further use by the community, urban planning value, etc.
