MODERN CONCEPTS, PRINCIPLES AND PERSPECTIVES OF BUSINESS PROCESS MANAGEMENT IN REAL ESTATE ENTERPRISES

This article studies the development, concept and principle of business process management, and combines the development background and trend of real estate enterprises, discusses the specific characteristics of real estate enterprise business processes, key elements of project development, and then analyzes common problems in real estate enterprise business processes, and give corresponding measures and suggestions, hoping to provide some references for the development of real estate enterprises. International business process research is developing along with the growth of the total quality management movement. Process management is a management practice that increases management efficiency, improves the quality of products and services, and is achieved by focusing on management methods and people. Process management can help businesses create value. At the stage of development of a real estate enterprise, it is necessary to study and formulate the enterprise development strategy and the concept of change management. Businesses need to shift from focusing only on managing people and capital to focusing on strategy and management processes. Excellent processes distinguish the company from competitors. Therefore, at the stage of development, one of the important tasks of the enterprise is the creation of an effective system of business processes and high-quality process management.

Influences of organizational climate, transformational leadership on employees’ emotional exhaustion, organizational citizenship behavior in real estate enterprises

In a business with strong competition as real estate, how to limit emotional exhaustion and increase organizational citizenship behavior of employees is an interesting question. Based on the theory of social exchange, the authors investigate the impact of organizational climate, transformational leadership on emotional exhaustion, organizational citizenship behavior of employees in real estate business. The qualitative research method was used to build the research model. The quantitative research method with partial least squares structural equation modeling (PLS-SEM) was used to analyze data of 193 employees in the real estate business. The results showed that both organizational climate and transformational leadership increase organizational citizenship behavior. However, while transformational leadership alleviates emotional exhaustion, the organizational climate enhances it. In practice, leaders need to have flexibility in leadership styles as well as businesses need to improve the working environment to help reduce employee fatigue and improve virtue civic behaviors.

Comparison of Real Estate Market Level and Financing Mode of Real Estate Companies

Contemporarily, with the rapid development of the real estate industry, its market needs a large number of sources of capital. At present, real estate financing mainly relies on bank loans to solve the capital needs, and a small number of large enterprises through the listing of financing. However, these financing modes alone are not enough to solve the needs of real estate enterprises for capital. This study selects countries or regions with different levels of real estate markets and compares the financing of representative real estate companies in these locations in an attempt to identify the relationship between the level of real estate markets and the financing patterns of real estate companies. According to the analysis, Sun Hung Kai Properties in Hong Kong uses a variety of new financial instruments to finance itself, D R Horton in the US has diversified its financing, and DLF in India gets most of its financing from banks. Overall, the empirical analysis will be useful for guiding further exploration of the impact of real estate market levels on corporate financing patterns.

Analysis of the International Real Estate Financial Investment of Chinese Real Estate Enterprises

With the relatively tight policy adjustment of the government's outbound investment in the general environment and the impact of COVID-19, Chinese real estate enterprises have been challenged and international investment has lost money for a while. In the fierce competition, real estate companies represented by Wanda and Vanke Group successfully used the transformation and upgrading of enterprises to survive, while some of real estate companies (e.g., Evergrande Group) faced a crisis of collapse due to failure of adjusting their business strategies in a timely manner. This paper studies the investment status and development trend of Chinese real estate enterprises in international markets, and analyze the risks and countermeasures of major Chinese enterprises in international real estate financial investment in the past six years. Wanda Real Estate's decision to shift from asset-heavy to asset-light is worth learning. Vanke's business strategy conforms to the green environmental protection requirements of social development and is worth looking forward to in the future development prospects. The enlightenment given to us by Evergrande is that when facing international investment, we must adapt measures to local conditions and choose investment methods suitable for our own enterprises in order to develop steadily in international markets. These results shed light on guiding further exploration of international investment for real estate companies.

A Review of Domestic and Foreign Research on Real Estate Financial Management

With the tightening of house purchase policies in recent years, the introduction of financial and land restriction policies, as well as the impact of the COVID-19 pandemic, real estate bombshells are common. Real estate is in the critical stage of transformation and upgrading, and industrial development is facing dire challenges and pressure for survival. As an important part of enterprise management, financial management is directly related to the success or failure of enterprise development. Facing the financial risks emerging in the financial management of the real estate industry at this stage, this review begins from financial management personnel training, investment calculation management, budget management, and asset management in the effort of optimizing the real estate financial management operating mechanism under the new situation and ensuring the healthy and stable development of real estate enterprises, while maintaining core competitiveness.

Comparison of old and new revenue recognition criteria and countermeasures——Take Evergrande Real Estate Group Co., Ltd. as an example

In the current social development, transaction mode is constantly having to bring out the old, and the step and method of revenue recognition is becoming more and more complex. So the defects of the original income criterion are exposed gradually. In order to comply with the trend of Chinese economic development and perfect our accounting information standard, the Ministry of Finance made an innovation income recognition criterion decision. Therefore, the Accounting Standards for Business Enterprises No.14 Revenue (Finance and Accounting [2017] No.22) was released in July 2017. Compared with the original revenue recognition standards, the adjustment between the two standards and the revenue recognition standards in international financial reports basically converge, and the requirements for the way, time or time of revenue recognition of enterprises are significantly improved. Income is a very important indicator to evaluate the profitability of an enterprise in the process of operation, so the recognition and measurement of income is very important. The purpose of this study is to compare the differences between the old and new revenue recognition criteria, propose solutions to the problems, and clearly define how real estate enterprises recognize revenue under the new standard, what impact it will bring to real estate enterprises in practice, and what aspects real estate enterprises should pay attention to under the revised revenue criteria. This paper will also have a reference for other enterprises.

Comparison of Different Financing Methods of Real Estate Enterprises

Since China reform and opening, the real estate industry has gradually developed into a pillar industry of China's economy. In recent years, the Chinese government introduced a tightening policy to limit the expansion of the real estate bubble, but also put pressure on the real estate sector, financing problems are imminent. This article investigates the theme of China's real estate enterprises different financing methods. This study selects two Chinese listed real estate companies as the case, analyzes the relevant data in the financial reports published by the two companies contemporarily. It compares the advantages and disadvantages of different financing methods. According to the analysis, companies that pay attention to internal financing, develop diversified financing channels, have strong corporate strength, and have financing methods that respond to government policies are more capable of financing. These results shed light on helping the choice of financing methods of real estate companies in China and further exploration of financing modes.

An attention‐based Logistic‐CNN‐BiLSTM hybrid neural network for credit risk prediction of listed real estate enterprises

AbstractEnterprise credit risk prediction is to predict whether enterprises will default in the future, according to a variety of historical data by establishing a corresponding relationship between historical operating conditions and default status. To improve the accuracy of credit risk prediction of listed real estate enterprises and effectively reduce difficulty of government management, we propose an attention‐based CNN‐BiLSTM hybrid neural network enhanced with features of results of logistic regression, and constructs the credit risk prediction index system of listed real estate enterprises from five characteristic dimensions: profitability, debt‐paying ability, growth ability, operating ability and enterprise basic information. This study uses data from the 2017–2020 annual reports of listed real estate enterprises on China's Shanghai and Shenzhen stock exchanges. A five different verifications yields average sensitivity, specificity, and quality index of 99.28%, 94.57% and 97.15%, respectively. The results show that our approach achieves better experimental results than previous works, by comparing PSO‐SVM model, RS‐PSO‐SVR model and PSO‐BP model. We conclude that the Logistic‐CNN‐BiLSTM‐att model is more effective for the credit risk prediction of listed real estate enterprises.

Analysis of China’s Real Estate Industry and Banking Industry Based on NPL And China Real Estate Climate Index

This paper explores the relationship between real estate risks and banks through two sets of data: the China real estate Climate Index and bank non-performing loans. Correlation analysis showed a moderate negative correlation between the two factors, with correlation=-0.61333. The downside risk of the real estate sector will be passed on to the banks and may trigger a credit crisis for the banks. From the perspective of real estate developers, implementing the three red-line financing policies of China's real estate enterprises has caused difficulties in financing. On the buyer side, residents' expectations that real estate prices would rise forever have reversed. Meanwhile, the recurrence of COVID-19 in China has severely affected the country's economy and made residents' expectations for the future more uncertain. These common factors have led to downward pressure on the property sector. This scenario poses a challenge for Chinese policymaking. China's policies must rescue the property sector while ensuring it does not overheat again.

Research on the causes and governance of the "thunderstorm" problem of real estate enterprises

The real estate industry is an indispensable pillar in the national economy. With the gradual development of the real estate industry, it is difficult to maintain the demand of the asset-heavy industry by virtue of its own capital accumulation, and most enterprises will choose debt management for better development. In recent years, there have been frequent "thunderstorms" in real estate enterprises in the market, and the trust of financial institutions and the general public in real estate developers has continued to decline. Therefore, it is very important to analyze the causes of "thunderstorm" in the real estate industry, and this paper analyzes the current situation of the real estate enterprise market and the causes of its "thunder storm", so as to propose prevention and control measures for enterprise credit risk, financing risk and business risk.

Grey relational analysis method for building material suppliers selection based on the 2-tuple linguistic neutrosophic number

The construction of real estate projects is a large and complex system project, and the completion of the construction goals on time and with quality is the key to the sustainable development of construction enterprises. In the process of real estate project construction, the management performance of building decoration material suppliers will directly affect the efficiency of real estate enterprises. How to correctly evaluate the building material suppliers (BMSs) of real estate enterprises and establish a good partnership affects the economic benefits of the enterprise and the possibility of subsequent cooperation between the two sides, which has become one of the issues of importance to real estate enterprises. The selection and application of BMSs is the MAGDM. In this defined paper, the defined 2-tuple linguistic neutrosophic number (2TLNN) grey relational analysis (2TLNN-GRA) decision method is generated based on GRA and 2-tuple linguistic neutrosophic sets (2TLNSs). The 2TLNN-GRA method is generated for MAGDM. Finally, the decision example for BMSs selection is generated and some comparisons is generated.

Comparison of financing models of real estate enterprises: evidence from Vanke and Poly

Contemporarily, the problem of financing plays a critical role in real estate enterprises. As for China, the financing model of real estate enterprises is single, and the capital structure is unreasonable. Therefore, it is particularly crucial for real estate companies to search an appropriate financing model. In this paper, we investigate the financing models based on the case analysis of Poly Development and Vanke, which are both leading enterprises in China's real estate enterprises, and compare the differences in the cost of funds and cash flow. According to the analysis, Vanke's financing model was better than Poly's development. If real estate enterprises want to break through the current predicament, they should change the situation of relying on bank loans, e.g., raise fundings from additional corporate bonds and medium-term notes to increase the proportion of direct financing and reduce the proportion of indirect financing. Enterprises should also explore diversified financing methods and expand financing channels. These results provide clues to guide real estate companies to obtain a more reasonable and perfect further exploration.

The impact of COVID-19 on Real estate and consumer behavior based on SPSS analysis

Since the Spring Festival of 2020, the rapid spread of COVID-19 has a serious impact on real estate enterprises. According to the Supreme People's Court, a total of 408 real estate companies filed for bankruptcy in 2020, up 8.2 percent year on year. It is worth mentioning that there are many well-known real estate companies on the bankruptcy list since the COVID-19 pandemic. In this paper, a questionnaire survey was conducted on the willingness of residents to purchase houses and their choice of real estate enterprises since the epidemic. SPSS software was used for data modeling and analysis, and the comparison was made before the epidemic. Meanwhile, a case study is conducted on the financing capacity and earnings of Country Garden, Vanke and Sunny City Real Estate from 2019 to 2021. Overall, residents’ choice of real estate enterprises has changed greatly since the outbreak, and the economy of real estate enterprises has been deeply affected. Therefore, based on the repeated situation of COVID-19, the economic choices of real estate enterprises and consumers deserve further study, and relevant policy suggestions are put forward accordingly. These results shed light on guiding further exploration of real estate enterprises risk management and residents investment decisions.

Housing Supply under Long-term Uncertain Situation: A Counterfactual Framework Based on ARMA Model

The monthly supply of houses is a critical part in housing markets in US. It reflects the condition of economy and conversely exerts an influence to the economy. It is an important number for sellers to have in mind when planning the sale of a property investment and buyer can based on it to make their decision in making purchases. Across the United States, the COVID-19 pandemic has resulted in considerable confirmed cases every month which might influence people’s decisions in changing locations and buying new houses, thus affected the variation of the monthly supply. This paper judges the negative impact of COVID-19 on the real estate industry in the United States by establishing the difference in DF value obtained by ARMA model, discusses the possible reasons for the fluctuation of new house supply in the United States, and puts forward some suggestions on how to deal with the crisis of the real estate industry in similar situations in the future, so as to avoid the economic downturn of real estate enterprises in similar situations and achieve the stability of the housing economy. Data analysis process was conducted by the use of R statistical programming.

Analysis of Financing Mode of Real Estate Enterprises: Taking Evergrande and Vanke as Examples

The development of the real estate industry has been increasingly restricted, especially after the novel coronavirus. In this case, it restricted development trend is more obvious, and some enterprises have fallen very sharply. This paper mainly analyzes the different financing situations of Evergrande and Vanke in real estate companies. To be specific, this study investigates and analyzes the financing mode of Evergrande and Vanke, combined with the real estate financing mode, and puts forward the future prospects and limitations of these financing models. The research methods we adopt are comparative analysis method and experience summary method. At the same time, we will analyze the differences between Evergrande and Vanke, and discuss why one of them went bankrupt after experiencing restricted development, while the other was able to continue to survive. According to the analysis, it is related to the financing methods they adopted. These results shed light on guiding further exploration of the real estate in the more volatile situation the most suitable financing model as well as policy implementation.

Characteristics of the Board of Directors and Corporate Financial Performance—Empirical Evidence

The objectives of the research are to investigate the characteristics of the Board of Directors on the financial performance of the enterprise using sample data from 52 construction and real estate enterprises listed on the Vietnam stock exchange in the period 2006–2020. Using typical regression methods such as pooled OLS, FEM, REM, and assessing the defects of the research model, the FGLS method is selected. At the same time, due to the existence of endogenous phenomena and the nature of interdependence among enterprises in Vietnam, research using the instrumental variables two-step generalized method of moments (IV-GMM) is conducted in order to correct for cross-sectional dependence, autocorrelation, endogeneity, and heteroskedasticity in the analysis. Research results suggest that board size, female board members, meeting frequency, and board members’ education have a positive influence on financial performance. Moreover, as the independence of the Board of Directors increases, the business efficiency decreases. The research also found a positive relationship of tangible fixed assets, and a negative relationship between capital structure choice, firm size, and corporate financial performance. Finally, we propose some implications for enhancing the financial performance of Vietnamese firms.

Empirical Analysis of Operating Results of Listed Companies Under the Multiple Regression Model Standard—Based on the Data Verification of China’s 2022 Real Estate A-Share Financial Interim Report

The real estate economy is also a commodity economy, the proper development of the real estate economy is conducive to improve the national tax revenue and promote the people’s employment and entrepreneurship, which can achieve the sustained and stable growth of the national economy. The real estate economy is not only related to the construction and building materials industries, but also closely related to many real industries. It has the basic role of leveraging the common circular development of various industries. For example, furniture and household appliances, kitchenware, grocery retail, sports and tourism, art education and other industries can be developed on the basis of the real estate industry. In the process of the rapid development of real estate, various problems will gradually appear. Based on the analysis of 2022 and 2021 interim financial reports, this paper uses multiple regression model to find out the factors that affect the profitability of real estate enterprises, and proposes measures to improve the profitability of real estate enterprises based on the analysis results.

A Study of the Impact of Social Media Marketing Efforts on Brand Awareness in the Real Estate Industry in Vietnam

Vietnam's real estate market has grown enormously as the government promotes public investment. In particular, the COVID-19 pandemic has had a great impact on changing consumer habits. Customers often search for information about real estate projects and brands through social media platforms before consulting relatives or brokers. A brand with a higher level of awareness will be more valuable and trusted by many customers choosing projects. Therefore, it can be affirmed that it is necessary to determine the influence of social media marketing efforts on brand awareness. This study examined the relationship between social media marketing efforts and customer brand awareness in the real estate industry in Vietnam. This study employed a deductive methodology coupled with a quantitative approach. The data collected from six hundred real estate clients were subjected to Cronbach's Alpha reliability analysis, exploratory factor analysis, correlation analysis, multiple regression, T-Test, and ANOVA techniques to determine the existence of an indirect relationship. According to the findings of this study, social media marketing efforts include five factors: Interaction, Trendiness, Entertainment, Customization, and Electronic Word of Mouth (eWOM) positively impact real estate customers' brand awareness. While customization significantly influences the customer's brand awareness, Trendiness has little impact on consumers' brand awareness. Still, it remains a crucial factor in enhancing the efficacy of social media marketing. Thus, real estate enterprises must improve social media marketing efforts to collect information efficiently, reach target customers, and facilitate sales.

Research on Design Quality Management Based on PDCA Quality Cycle Theory

Housing quality is the key to social stability and sustainable development of real estate. However, in the process of rapid development of the industry, in order to seize market share and accelerate the speed of capital turnover, real estate development companies ignore the control of project quality and have a weak awareness of design quality management. This paper takes the design quality management of A company as the research object, finds out the influencing factors of the design quality management of A company through the analytic hierarchy process, and uses the PDCA quality cycle theory to propose improvement strategies for the design quality management of A company, and also provides practical reference for the design quality management of other real estate enterprises' development projects.
