Research on the effectiveness of transportation infrastructure maintenance based on the risk process

In order to improve the efficiency of transportation infrastructure maintenance, it is proposed to introduce an insurance fund that performs two functions: accumulation of payments with different frequency and cost for performing various types of maintenance; pays for these types of maintenance as necessary. To mathematically describe the state of the insurance fund, it is proposed to use a special type of risk process. This approach allowed us to introduce maintenance performance indicators in the form of resource-cost and financial risks, taking into account the possibility of non-performance of maintenances due to lack of financial resources. A modeling program based on the event approach was created in the MATLAB environment to study these indicators. Computational experiments with the modeling program allowed us to draw conclusions that, in order to minimize the risk values, preference should be given to the option when the shares and frequency of payments to the insurance fund are determined based on the type of maintenance and initial data.

Assessing lift maintenance performance of high-rise residential buildings

Lifts are essential vertical transportation facilities in tall buildings but they inevitably degrade with time. Aging lifts, in particular, require effective maintenance to ensure safe and reliable operation. Nevertheless, scant research has been undertaken to empirically examine the performance of lift maintenance services. To provide much-needed insight into this issue, this paper presents an in-depth case study to investigate the maintenance performance of 24 lifts in the eight high-rise buildings of a 24-year-old residential estate in the densely populated Hong Kong metropolis. Adopting both quantitative and qualitative research methods, a tripartite of primary corrective maintenance data, information collected from interviews with the estate's facility management personnel and on-site observations were analysed. Emergent factors that engendered high maintenance demand, including peak traffic periods during non-weekdays and false fault calls, were revealed. The effect of three archetypes of floor-serving configurations (lifts serving every floor, odd numbered floors and even numbered floors) on the lift maintenance performance, as identified, constitutes useful feedback information for lift zoning design and maintenance planning. Benchmarks of time-based lift maintenance performance indicators, including response time, repair time and downtime, were established. Suggestions for automatic data collection and tracking in the Industry 4.0 era, which would enhance the performance evaluation process, were also recommended. The approach of this study is original and it proves useful for empirical assessment of lift maintenance performance. Future research can take this approach and the study's findings as reference to investigate the maintenance performance of the lifts in other buildings.

Closed-Loop Control Applied to the Injection Moulding Process—An Industry 4.0 Refurbishment Case Study

Injection moulding process stability is a key issue in ensuring suitable quality of plastic parts. External factors such as processing equipment malfunctions, environmental variations, or tool misuse require qualified professionals to handle the issue or diagnosing systems to detect them at an early stage to avoid production in unsuitable processing conditions. The process control system was developed to provide a solution to these problems, whether by introducing automatic self-corrections to processing conditions or providing key performance indicators (KPI) for operation, maintenance, production, and quality control, with a local or remote interface. The system gathers processing and operating data from the mould and from the processing equipment to provide an overall process view. The data collected are obtained from several sensors located on the mould, placed at strategic locations, and real-time information is provided by the injection equipment or its peripherals. These data are processed in near real-time by the process control system and corrections for processing parameters, if required, are transferred to the injection equipment to be implemented in the subsequent injection cycles. Preliminary results from this case study proved that this solution provided suitable responses to the imposed processing variations, resulting in optimized plastic parts.

Application of analytic hierarchy process (AHP) to evaluate maintenance practices in TVET institutions in Kenya

TVET institutions are expected to produce the bulk of Kenya’s middle level manpower equipped with skills to drive the attainment of infrastructural objectives of Kenya Vision 2030. However inadequate training resources brought about by poor management practices continue to impede efforts to equip Kenyan youth with employable technical skills. A programme to re-equip the institutions has been effected but it requires maintenance practices to be aligned with the new acquisitions to ensure they are constantly available for training. A survey was conducted through a questionnaire to engineering departments to evaluate compliance with maintenance performance indicators (PIs); a 5-point rating scale was used to score responses in the questionnaire that returned a combined Maintenance Management System Effectiveness Index of 0.517. Evaluation of hydraulic performance on Lower Areb small-scale irrigation scheme Amhara, Ethiopia

This study was conducted in the Lower Areb small-scale irrigation scheme for one crop season from March to May 2018 to evaluate the hydraulic performance of the scheme by estimating the hydraulic performance indicators, physical performance indicators, and maintenance performance indicators. The primary data, including water flow rate, soil physical properties, and water infiltration, were collected. The secondary data collected were climatic, crop data, and data from different reports and design documents including the irrigation water users' interviews. The hydraulic performance of the irrigation scheme was evaluated by estimating adequacy, efficiency, dependability, and equity indicators at nine selected offtakes; three each at the head, middle, and tail reaches of the scheme. The physical performance and maintenance indicators were determined using the irrigation ratio, the sustainability of the irrigated area, the effectiveness of infrastructure, and the water surface elevation ratio. The data were analyzed using CROPWAT 8.0, ARC GIS 10.1 software, and Microsoft Excel 2013. The overall average values of adequacy, efficiency, dependability, and equity were found to be 0.89, 0.91, 0.096, and 0.07, respectively. Therefore, dependability, equity, and efficiency were under good condition and adequacy was under fair condition. The irrigation ratio and sustainability of irrigated areas were 54% and 123%, respectively. The effectiveness of infrastructure and water surface elevation ratios were 73.33% and 94%, respectively.

An Investigation of Sustainable Maintenance Performance Indicators: Identification, Expert Validation and Portfolio of Future Research

The full integration of sustainability considerations into maintenance practices requires a close monitoring of maintenance impact through appropriate key performance indicators (KPIs) that take into account various sustainability aspects. However, there is a lack of a comprehensive framework of KPIs covering all the sustainability dimensions, and the few attempts to address this need are specific to certain industries and lack validation by experts in the field. Therefore, the aim of this research is to develop and validate a comprehensive and multidimensional framework of sustainability performance indicators for the assessment of maintenance impacts on the triple-bottom-line. To that end, an exhaustive list of general indicators is collected based on both international organizations standard-sets and published literature. Subsequently, this list is projected on the maintenance area to establish the pertinent indicators. Then, a validation phase is performed with a highly qualified expert panel through semi-structured questionnaires and follow-up discussions. The validated list of sustainable maintenance KPIs includes 63 indicators amongst which 34 belong to the environmental pillar and are split between various categories such as resource use, residuals, environmental compliance, etc. The social pillar comprises of 15 indicators related to occupational health and safety, training and development and customer satisfaction dimensions. Finally, the economic pillar includes 14 indicators split between economic performance and investment categories. The findings of this research provide guidance to practitioners in the field and set the foundations for conducting promising future works. A rich portfolio of future research based on the obtained results is proposed.

Systematic Literature Review on Green Maintenance Principles and Maintenance Performance Indicators for Green Buildings Design

The UNEP Emissions Gap Report 2020 highlighted buildings and cities as one among six sector solutions for climate change through enhanced energy efficiency and carbon reduction. A good performing green building is seen as a solution for energy efficiency and environmental protection, but performance of green building is largely affected by maintenance management. Green maintenance has been introduced to allow goal of maintenance to be realised using advanced technology and equipment at the lowest cost of resources and energy use, waste and minimise environmental effect. There have been findings that green buildings might not be performing as how it is intended. However, green maintenance performance indicators are rarely studied. Even though there is an issue in this area, it was found that there was still scarcity of studies that review the existing literature on green maintenance, maintenance performance, and maintenance management of green building. Hence, a systematic literature review was conducted on the integration of green maintenance principles into maintenance performance indicators for green buildings. This review was based on the publication standard, namely RepOrting Standards for Systematic Evidence Syntheses (ROSES) and integrated multiple research designs. Two leading databases (Web of Science and Scopus) was selected for the searching of existing literature. Based on the data, for green maintenance principles and performance indicators, 4 main aspects have been established, namely Environment, Economy, Technical and Social. 5 green maintenance principles that have also been identified. Moreover, 11 green maintenance indicators and 25 sub-indicators were identified. This study has offered significant contribution to the body of knowledge in this topic. The findings explained the importance of integrating green maintenance principles into maintenance performance for green building to ensure desired maintenance performance, as follows: 1) to encourage green building managers to realise their role in maintenance performance; 2) to plan integration strategies according to the desired maintenance performance; and 3) to inform on the knowledge gap existence on specific areas and future studies suggestions.

Identifying key performance indicators for healthcare facilities maintenance

Hospitals and health centers use a lot of energy due to 24/7 al l-round year working hours and using different equipment. It has highlighted the importance of Facilities Management (FM) in hospitals, because the unexpected and dynamic nature of maintenance management not only increases energy usage but also decreases hospital functionality. Considering the significance of energy consumption in FM, particularly maintenance management and hospital functionality, the aim of this paper is to identify key performance indicators that lead to energy savings while improving functionality and reducing maintenance costs. In this regard, the relevant data are qualitatively examined through expert interviews and a literature review, accompanied by a questionnaire survey to produce quantitative performance data, which are analyzed with Partial Least Squares Structural Equation Modeling (PLS-SEM). The importance of individual indicators and their relationship to three categories of “energy savings,” “improving functionality,” and “reducing maintenance costs” are then investigated. The findings demonstrated the direct link between energy savings and improving functionality and reducing costs. It develops an appropriate framework for evaluating hospital performance based on FM in hospitals focused on maintenance and functionality and its impact on energy consumption. Moreover, a case study is conducted to investigate the impact of the identified indicators on saving energy in public hospitals in Iran and comparing electricity and gas bills in two consecutive years. The results show “gradual replacement of old electrical appliances and equipment concerning the age of the appliances”, “condition-based preventive maintenance”, “utilizing maintenance instructions and standards”, and “considering the impact of experienced and qualified managers” are the most important key performance indicators.

EVALUATION OF THE FACTORS CHARACTERISING HIGH-PERFORMING MAINTENANCE TEAMS IN THE PETROCHEMICAL INDUSTRY

Historically, the maintenance function of an organisation was viewed as a ‘necessary evil’; however, the view has shifted to seeing it as a strategic element within an organisation to accomplish its business objectives. For organisations to continue to be competitive, they need to harness the true potential of their people by evaluating ways for maintenance teams to achieve effective teamwork. In the light of this, the study was tailored to determine the factors that characterise high-performing maintenance teams in the petrochemical industry in South Africa. The study determined an importance ranking of these critical factors when implementing high-performance maintenance teams. A questionnaire was used to gather quantitative data from 69 respondents. Analysis of the data revealed that the most important factors for maintenance teams to achieve high performance were knowledge and motivation. It was also found that the most important performance indicators for maintenance were equipment availability, overall equipment effectiveness, and spares availability.

Performance evaluation of near real-time condition monitoring in haul trucks

Strategic maintenance plays a key role in ensuring high availability and utilization of the haul trucks, and as equipment began to grow more complex towards the end of the 20th century, there was a need for a proactive maintenance strategy, which led to the development of condition-based maintenance. Real-time condition monitoring (RTCM) is the ability to perform condition monitoring in real-time and has the ability to alert maintenance and operations of abnormal conditions. These alarms can be used as an indication leading to a problem, and if a suitable corrective action is initiated in time, it could result in significant savings of equipment downtime and repair costs. This study aims to compare some maintenance performance indicators prior to and after implementation of RTCM strategy at a mine site using some tests of statistical significance. The study also indicated the presence of seasonality in the data, and thus the data was deseasonalized and detrended prior to being subjected to the statistical tests. Finally, the results indicated that RTCM strategy has proven to be successful in improving the availability for some of the failure categories chosen in this study.

Reliability-based advanced maintenance modelling to enhance rolling stock manufacturers’ objectives

The light rail is gaining relevance within cities’ transportation networks due to its adequate balance among sustainability, economic and safety factors. Nevertheless, there is still a gap for improvement in those factors through the optimisation of rolling stock maintenance strategies. The development of new and more flexible maintenance strategies at proper indenture levels will aid to improve the reliability and availability of the light rail during the operation phase, as well as to reduce its life cycle cost. Accordingly, the present research develops a multi-objective maintenance model that adopts a novel reliability-based advanced maintenance policy; whose aim is to consistently evaluate short-term information to enhance both traditional maintenance and organisational key performance indicators. The proposed multi-objective mathematical model is solved through a simulation-based optimisation (SBO), which by means of iteration evaluates different maintenance strategies according to the non-dominated sorting genetic algorithm (NSGA II). Empirical results, based on real data obtained from a light rail fleet operating in Spain, demonstrate that the proposed maintenance model for the rolling stock can significantly improve the light rail performance regarding both maintenance and organisational objectives.

Development of a model for maintenance performance measurement

Purpose The purpose of this paper is to develop a model that can measure the equipment maintenance performance of the energy company K-company. Design/methodology/approach The case study method was adopted for the investigation of maintenance performance indicators (MPIs). The development of a model for measuring maintenance performance suggested new ways to apply the methodologies of existing papers to evaluate the level of maintenance. Findings Maintenance indicators, which are managed differently for each plant, were assessed for their performance relevance, applicability and data reliability and then standardized into five key MPIs. The MPI model, which enables comprehensive and quantitative measurement of maintenance performance using the five selected MPIs, was presented, and the criteria for assessing the maintenance level were presented in five stages. Practical implications The authors selected MPIs that match the characteristics of the company and proposed a model that can comprehensively and quantitatively evaluate maintenance performance. The model also standardizes maintenance indicators that are individually managed and provides a basis for comparing and indexing the level of maintenance indicators at each plant. Originality/value The criterion for selecting the key MPIs considering the characteristics of the company and a model that can comprehensively and quantitatively evaluate maintenance performance were presented. In addition, a standard for evaluating the level of maintenance at the global level of maintenance management was suggested.

Attending the important role of maintenance function in any production or service provider company, the measurement and assessment of maintenance performance is crucial for competitiveness and future survival. That situation is even more critical in urban transport fleets where some specific boundary conditions and special characteristics will affect maintenance policy and implementation. This paper presents a deep review of different studies worldwide to define the most proper and effective maintenance performance indicators, selecting and refining the most important ones to obtain a reduced maintenance management balanced scorecard. That balanced scorecard is proposed as a main tool for urban transport fleet maintenance managers to assess efficiency and effectiveness of maintenance processes and will be used as a basis for a future benchmarking process for this type of companies.

A systematic approach for maintenance performance measurement

PurposeThe purpose of this paper is to determine the maintenance performance indicators (MPIs) which are significant for maintenance decision making in the apparel industry through an accurate maintenance performance measurement.Design/methodology/approachA quantitative research approach was followed. A questionnaire survey was used to collect the data which were evaluated based on Mean Weighted Rating and Relative Importance Index.FindingsIn total, 15 significant MPIs were determined which can directly affect maintenance decision making. A systematic approach was finally developed by allocating weightages for each critical MPI.Practical implicationsThese results can be used to assist the decision-making process and as a performance measurement platform for maintenance management of the apparel industry.Originality/valueThe significance of maintenance has not been recognized and the value created through such massive efforts has remained hidden. Therefore, the need of adopting a performance-based approach for maintenance management in apparel industry exists. This research was aimed to provide a systematic approach to make decisions on maintenance management in the apparel industry in Sri Lanka.

Performance indicators for facilities operation and maintenance (Part 1)

PurposeThe purpose of this paper (Part 1 of 2) is to classify and map, in a systematic manner and from a facilities management (FM) perspective, the performance indicators that are applicable to evaluating facilities operation and maintenance (O&M) in commercial buildings.Design/methodology/approachForming part of a multi-stage research project, the applicable performance indicators that had been identified from an extensive literature review were consolidated and defined. Based on a phase-hierarchy (P-H) model – a fundamental classification framework comprising three phases of facilities services delivery and three hierarchical FM levels – the indicators were systematically classified, and a map showing their distribution along the phase and hierarchy dimensions was obtained.FindingsThe P-H model enabled systematic classification of the 71 applicable indicators. Mapping the indicators with the model showed that more indicators concern the input or output phase of facilities services delivery. Indicators at the strategic level, which have a wide span of control, are small in quantity, compared to the large number of indicators at the operational level.Research implicationsThe P-H model, which proves useful for classifying performance indicators for facilities in commercial buildings, may be applied to similar research on other types of buildings or infrastructures.Practical implicationsThe method of classifying the performance indicators and the mapping result of the indicators are useful reference for different levels of FM practitioners.Originality/valueThis paper illustrates a novel attempt that made use of the P-H model to classify O&M performance indicators.

Performance indicators for facilities operation and maintenance (Part 2)

PurposeThis paper (Part 2 of 2) aims to shortlist performance indicators which are used in evaluating facilities operation and maintenance (O&M) in commercial buildings.Design/methodology/approachA three-session focus group meeting, with the use of a customized questionnaire and audio recording, was convened to solicit opinions from O&M experts. Their quantitative responses (ratings on the importance of the indicators) and the qualitative ones (reasons for having the indicators selected or excluded) were taken for analysis, followed by mapping the shortlisted indicators based on the phase-hierarchy (P-H) model for facilities management (FM).FindingsFrom a total of 74 performance indicators (71 identified from the literature and three added by the focus group), 17 indicators were shortlisted, and time constraint was the most common reason for having those indicators excluded from the shortlist. Mapping the shortlisted indicators with the P-H model revealed that the performance evaluation focus of the experts was at the tactical level, on the output phase of facilities services delivery.Research implicationsThe shortlisted indicators serve as a keystone for establishing a performance evaluation scheme for engineering facilities in commercial buildings. Research on other areas may follow the approach of this study to shortlist key performance indicators (KPIs).Practical implicationsProfessionals of the other building types (e.g. residential, industrial and healthcare) or sectors with diverse FM organizations may conduct a similar study to identify indicators for performance evaluation purposes. In particular, the process of shortlisting the O&M KPIs may be used to shortlist KPIs for the other FM services.Originality/valueThe focus group study demonstrates how to rigorously select KPIs for use in managing facilities.

Maintenance of high-rise residential buildings

PurposePreventive maintenance is an effective maintenance strategy to ensure the constant and efficient usage of building systems and their components. The reactive-based maintenance as the main strategy in high-rise residential buildings is a concern as the maintenance output resulting from the strategy could not achieve the standard level of performance. The purpose of this paper is to identify the characteristics of preventive maintenance and establish the relationship with maintenance performance in high-rise residential buildings.Design/methodology/approachThe characteristics of preventive maintenance and maintenance performance parameters were identified through the literature review. A quantitative approach was adopted, where a questionnaire was distributed to the maintenance personnel of high-rise residential buildings. Then, ranking analysis and correlation were conducted to produce findings that help to achieve the research objectives.FindingsThe research findings indicate that there are seven maintenance characteristics significantly correlated with maintenance performance indicators (maintenance costs deviation, time variance of maintenance work, customer service and downtime rate). It is recommended that these characteristics are considered during the execution of preventive maintenance as they have a significant effect on the maintenance performance.Originality/valueThe extensive literature suggests the relationship between the characteristics of preventive maintenance and maintenance performance, but is still questionable. Thus, this research investigates the relationship between preventive maintenance characteristic and maintenance performance for high-rise residential buildings in Malaysia. The findings of the research can act as a guide for maintenance personnel to optimise maintenance performance by focusing on the highlighted preventive maintenance characteristics.
