PENGARUH LOKASI DAN HARGA TERHADAP KEPUTUSAN PEMBELIAN RUMAH PADA PT. RIZKY ADRI PERKASA

This study aims to determine the effect of location and price on the decision to buy a house at PT. Rizky Adri Perkasa. The research methodology used is the Associative method. The population in this study were all home buyers at PT. Rizky Adri Perkasa using the Slovin formula obtained a sample of 166 respondents. The data analysis method used simple linear regression test, multiple linear regression, and correlation coefficient, coefficient of determination, partial t test and simultaneous F test. The results showed that: (1) There was an influence of location on the decision to buy a house at PT. Rizky Adri Perkasa this can be proven from a simple linear regression equation Y=26,151+0,420X1. The correlation value is 0.656 (strong). The value of the coefficient of determination is 43%. The value of tcount 11.118 > ttable 1.974 with a significance of 0.000 <0.05. (2) There is an influence between the price on the decision to buy a house at PT. Rizky Adri Perkasa, this can be proven from the simple linear regression equation Y=23,155+0,484X2. The correlation value is 0.709 (strong). The value of the coefficient of determination is 50.2%. The tcount is 12.867 > ttable 1.974 with a significance of 0.000 <0.05. (3) There is an influence between location and price on the decision to buy a house at PT. Rizky Adri Perkasa, this can be proven from the multiple linear regression equation Y=21,722+0,192X1+0,336X2. The correlation value is 0.738 (Strong). The value of the coefficient of determination is 54.5%.F value calculated is 97.583 > Ftable 3.90 with a significance level of 0.000 <0.05.

The Propagation of Demand Shocks through Housing Markets

Housing demand stimulus produces a multiplier effect by freeing up owners attempting to sell their current home, allowing them to reenter the market as buyers. Exploiting a shock to first-time home buyer demand caused by a cut in mortgage insurance premiums, we find that homeowners buy their next home sooner when the probability of their current home selling increases. We build and calibrate a search model that explains these findings as a result of homeowners avoiding the cost of owning two homes simultaneously. Simulations demonstrate that stimulus to home buying generates a substantial multiplier effect, particularly in cold markets. (JEL R21, R31, R38)

Declining Affordability and Home Purchase Borrowing by Lower Income Households

Recent increases in interest rates, combined with the rapid rise in house prices over the past two years, have eroded the affordability of homeownership. This note provides evidence that home purchase borrowing by below-average income households has fallen precipitously in 2022.

In this era, the government pays more attention to improving people's welfare, especially low-income groups, because low-income is one of the most common jobs in Indonesia today. Subsidized Home Ownership Loans (KPR) are loans provided by banks and are part of a government program. The subsidy will depend on the level of credit or down payment. Number according to law. Presidential Decree No. 1 of 2011 concerning Housing and Settlements, low-income communities receive home ownership support through facilitation policies and/or help build and buy houses. The formulation of the problem in this thesis is how the legal procedure for the house sale and purchase agreement with home ownership credit (KPR) at PERUM PERUMNAS and what form of settlement, if there is a default on the home sale and purchase agreement on home ownership credit (KPR) at PERUM PERUMNAS. The legal research method used is normative juridical which is descriptive. The research location was conducted at PERUM PERUMNAS MARTUBUNG PERUM-PERUMNAS MEDAN (GRIYA MARTUBUNG) Jalan Tuar Raya No. 03 Griya Martbung, (20252) Medan. The data used consists of primary and secondary data. The data was collected by the method of literature study and field study. The data that has been collected was analyzed qualitatively. The nature of the research conducted is the nature of the research with descriptive analysis. Based on the results of the author's research, what is done is the legal procedure for the home sale and purchase agreement by means of a home ownership loan (KPR) at PERUM PERUMNAS, which is carried out by a credit agreement and a form of settlement, in the event of a default on the buying and selling activities of a house on a home ownership credit (KPR). at PERUM PERUMNAS, namely conducting an auction.

Perceived Gap of Age-Friendliness among Community-Dwelling Older Adults: Findings from Malaysia, a Middle-Income Country.

Background: The United Nations predicts that the global population aged 65 years or above will double from 703 million in 2019 to 1.5 billion by 2050. In Malaysia, the older population has reached 2.4 million, accounting for nearly 8% of the population. This study aimed to evaluate the perceptions of the elderly on the importance and availability of the age-friendly features in eight domains specified by the Global Network of Age-Friendly City and Communities. Methods: This was a cross-sectional study conducted by structured face-to-face and or telephone interviews. Gap score analysis was performed for 32 items of the 8 age-friendly domains. The gap scores were categorized as follows: 0 = not important OR important and element available; 1 = important but unsure whether the element is available; 2 = important but element not available. The gap scores were then dichotomized into “yes” and “no”, and multivariate logistic regression analysis was subsequently performed. Results: From the 1061 respondents, the housing (55.4%) and transportation (50.7%) domains reported the highest mean perceived gap scores. Out of the 32 elements, the highest mean gap percent scores were observed in elderly priority parking bays (83.8%), home visits by healthcare professionals (78.9%), financial assistance for home modification and purchase (66.3%), and affordable housing options (63.6%). Respondents in the city center reported higher gap scores for modified restrooms, parks, volunteer activities, and the internet; respondents in the non-city center reported higher gap scores for nursing homes, healthcare professionals, and cultural celebrations. Age, location, marital status, income, duration of stay, physical exercise, internet access, and intention to continue working were found to be associated with a higher perceived gap in specific domains. Conclusion: The most significant unmet needs were detected in the housing, transportation, and employment opportunities domains. Considerable disparities in the perceived gap were detected between the older population in the city center and non-city center. To address shortcomings in the local age-friendly setting, coordinated municipal policies, political commitment, and benchmarking of existing age-friendly cities are warranted.

Gates, guards and patrols: impacts of community security features on home values

PurposeThis study aims to investigate the price effects, if any, of various types of residential developments' security mechanisms.Design/methodology/approachPrevious literature suggests home buyers pay a premium for homes located within gated communities, but no prior study investigates the various levels of community security features often associated with gated communities. This study extends this literature by examining the presence of gates, guards and patrols (individually and in combination) within residential communities. The findings indicate that home prices are significantly higher in communities that have gates, guards, or guards and patrols. In the presence of guards and patrols, however, the premium associated with gates disappears. These results suggest that the previously identified premium for homes in gated communities may be more appropriately interpreted as a premium for enhanced security provided by guards and patrols within the communities.FindingsPrices of homes in communities exhibit premiums for security gates, security guards and security patrols, but the premium associated with security gates is less impactful than security guards and security patrols.Research limitations/implicationsDevelopers, home buyers, appraisers and other parties should carefully consider neighborhood security features when evaluating home prices in communities.Practical implicationsThe presence of security guards and security patrols implies higher home prices in residential communities and are more impactful than security gates alone.Originality/valuePrior research reports a price premium for homes in gated communities. This study contributes to that literature and finds that the premium associated with security guards and security patrols dominates the mere presence of security gates.

IMPACT OF MAJOR EVENTS ON HOUSING PRICES IN HANGZHOU BASED ON REGRESSION DISCONTINUITY

Based on the regression discontinuity method, housing transaction price data of Hangzhou at the community level were used to assess the impacts of a serious of major events on housing prices in Hangzhou. The results show that the 2008 financial crisis had the strongest negative impact on housing prices, with prices decreasing by about 20%. Winning the right to host the G20 summit did not significantly impact housing prices, while holding the summit caused an increase in prices (about 10%). The first implementation of the home purchase restriction (HPR) caused a decreasing discontinuity of housing prices. Cancellation of the HPR did not cause a discontinuity effect, but the trend changed from negative to positive, and resumption of the HPR for local residents yielded the largest drop in housing prices, resulting in a 10% downward cut-point. However, the impact time was relatively short and did not change the rapid rising trend of housing prices.

In this study, the probit model explains the effect of inheritance and gift amounts on renters’ choice in housing tenure. The data is from the Korea National Survey of Tax and Benefit (NaSTaB). After left-censoring the renters as of 2010, we estimate the panel probit model to explore the effect of the amount of inheritance and gifts on people's tenure choices. As a result of the estimation, inheritance and gift amount variables have a statistically significant positive effect on the home buying behavior of rental households. When comparing their marginal effects, we find that the amount of inheritance has a more substantial effect when the total sample is used. In contrast, the gift amount variable has a more considerable effect when using the sub-sample that consists of either inheritance or gift or both. In the case of the renters’ home purchase decision, the financial support of parents and third parties may serve as an equity down payment. We present the policy recommendations to encourage behaviors related to inheritance and gifts that affect the redistribution of assets between generations.

The burgeoning role of iBuyers in the housing market

AbstractWe examine the iBuyers’ business model and their impact on housing markets. We find that iBuyers tend to enter neighborhoods that have more easily priced and homogeneous homes, as price discovery is simpler and more consistent with their pricing algorithm in those areas. iBuyers purchase homes at lower prices than individual owner‐occupiers, and this acquisition discount reflects the benefits iBuyers offer to motivated sellers rather than distressed home purchases or unobserved lower‐quality housing characteristics. Last, a greater presence of iBuyers results in a higher volume of local housing transactions and encourages more home sellers to sell without listing.

Critical Factors Influencing the Purchasing Decisions among Home Buyers in Malaysia

Home purchasing trends are constantly changing due to several factors. Financing factors have always been a major factor that will influence home buying decisions in Malaysia. However, the factors are different for groups of people because their demands and preferences in choosing a home are different. As a result, most developers find it difficult to build and design homes to attract home buyers. Therefore, this study aims to identify the factors in influencing the purchase decision of home buyers in Malaysia especially in Kedah. Researchers have listed financing, location and neighborhood as factors that can influence in determining the factors of home purchase decisions among residents in and the quantitative research method through was adapted in this study in which 74 questionnaires were distributed to the respondents within two weeks. The findings of the study indicate that financing, location and neighborhood contributed a positive relationship with the purchase decisions of home buyers in Laguna Merbok Sungai Petani township. From the results, some suggestions are recommended by the researchers along with the limitations of the study and hopefully can help future researchers with the expansion of the scope of the study, variables and methods.

The Cumulative Costs of Racism and the Bill for Black Reparations

Two major procedures for establishing the monetary value of a plan for reparations for Black American descendants of US slavery are considered in this paper: 1) Enumeration of atrocities and assignment of a dollar value to each as a prelude to adding up the total, and 2) Identification of a summary measure that captures the dollar amount of the cumulative, intergenerational effects of anti-Black atrocities. Under the first approach, the itemization strategy, we assess wage costs to the enslaved of bondage; financial gains to the perpetrators of slavery; damages to Black victims of post-Civil War white massacres and lynchings; losses from discrimination in the provision of the home buying supports from the Federal Housing Administration and the G.I. Bill; and income penalties due to racial discrimination in employment. Under the second approach, the global indicator strategy, we calculate the present value of providing 40 acres of land to freed slaves in 1865 and the current wealth gap between Black and White Americans. We conclude that the latter standard, the racial wealth gap, provides the best gauge for the size of the bill for Black reparations.

A world divided: refugee centers, house prices and household preferences

Abstract Using detailed housing transactions data from the Netherlands covering more than two decades, we examine the disamenity effect associated with the opening of refugee centers (RCs). We show that the opening of an RC decreases local house prices by 5.8%. The effect has become stronger in the past decade, in line with an increasing share of nationalist votes. Using micro-data on home buyers’ characteristics, we further identify households’ preferences. The results show that the willingness to pay is more negative for larger RCs and more positive for foreign-born individuals. The latter is indicative of a more positive attitude of foreign-born individuals toward refugees.

JUE Insight: The (non-)effect of opportunity zones on housing prices

Will the Opportunity Zones (OZ) program, America’s largest new place-based policy in decades, generate neighborhood change? We compare single-family housing price growth in OZs with price growth in areas that were eligible but not included in the program. We also compare OZs to their nearest geographic neighbors. Our most credible estimates rule out price impacts greater than 0.5 percentage points with 95% confidence, suggesting that, so far, home buyers don’t believe that this subsidy will generate major neighborhood change. OZ status reduces prices in areas with little employment, perhaps because buyers think that subsidizing new investment will increase housing supply. Mixed evidence suggests that OZs may have increased residential permitting.

Research on the enterprise online marketing mode based on data mining

With the development and popularity of mobile networks, online shopping has gradually become a trend. For enterprises, the traditional marketing mode has been difficult to play an effective role when facing the emerging online shopping mode. This study aims to improve the revenue benefits of online shopping. This paper first introduces the traditional marketing mode and then selects the data mining model used for consumption preference segmentation to build an online marketing mode. An example analysis was conducted on a book sales company and a real estate company. The results showed that more users in this community preferred five types of books, and the percentages from high to low were teaching and learning materials, modern novels, popular science books, historical literature, and classical novels; more customers preferred online platforms among the channels for collecting information on home purchase. No matter it was the book sales company or the real estate company, compared with no fluctuation in the company’s turnover under the traditional marketing mode, the turnover of the company increased month by month after adopting the online marketing mode.

FACTORS AFFECTING PURCHASE DECISIONS OF HOUSES IN BATAM CITY

This study intends to analysis the factors that influence consumers in the city of Batam in their decision to buy a house. The factors are attributes of the house, location, surrounding environment, and house prices. Samples were taken from 377 respondents who are home owners/occupants in the city of Batam and statistical analysis using SPSS version 24. Environmental factors have the most significant influence on home buying decisions, followed by house attributes and housing locations. While the price factor according to the results of data processing carried out, the data is not reliable so that its influence cannot be analyzed.

Private Renting vs. Mortgage Home Buying: Case of British Housing Market—A Bayesian Network and Directed Acyclic Graphs Approach

The worsening of housing problems in many countries has become a topic of global interest. Researchers point to a variety of factors that influence individual housing tenure decisions. Our study is based on longitudinal English Housing Survey (EHS) data (2008–2009 to 2019–2020, with survey years matching financial years, i.e., running April–March) and identifies flows between different forms of housing tenure in the U.K. and analyses conditional dependencies of a range of EHS variables using a directed acyclic graph (DAG). More specifically, we take into account variables such as first-time buyers (FTB), mortgage payments, rent payments, share of mortgage/rent in household income, and receipt of housing benefit (HB), with some variables also reflecting a regional breakdown (captured separately for London and England excluding London) to illustrate the complex nature of regional differences in explaining changes in housing tenure. We address some of the problems and challenges of the housing market in the U.K. today, and, in particular, examine what influences private renters and those buying with a mortgage. A key conclusion from this study is that housing benefit does not necessarily ease the way for private renters into their own housing. The study is quantitative in nature and uses the English Housing Survey and Bayesian network (BN) analysis. Unlike traditional methods, such as multiple regression or panel regression, where the researcher somehow suggests the type of a relationship between certain variables, BN’s learning algorithm analyses different iterations between variables and finds the most appropriate relationships between them.

Large Corporate Investors purchase thousands of Atlanta Single-Family Homes during the Pandemic

After a brief pause in Q2 of 2020, large corporate investors operating in Atlanta and elsewhere increased their purchases during the pandemic, and by summer of 2021, were purchasing homes nearly twice as quickly than in 2019. During this timeframe, large corporate buyers comprised 17% of all purchases of single family rentals, with purchases ramping up through 2021, such that these firms comprised 25% of all home purchases by Q2 of 2021. After the pandemic began, these large corporate investors increased purchases in places with high housing instability risk, and those hit hard by COVID19. Should their market share grow, and concerns continue with regard to eviction, maintenance, and rate hikes, finding ways to regulate these firms will remain an important policy concern.

HOUSE OWNING CHALLENGES AND SOLUTIONS FOR MALAYSIAN FIRST HOME BUYERS IN THE POSTCOVID- 19 PANDEMIC ERA

This study intended to identify the factors and solutions that help first home buyers successfully purchase their first home after the COVID-19 pandemic where the current issues and challenges faced by first home buyers in Malaysia should be investigated. The housing prices are still pricey and the prices are progressively rising every year, as the economy develops. However, household income has not increased in lockstep, which is the primary cause of Malaysians’ inability to purchase a home. Furthermore, during the COVID-19 pandemic, this scenario intensifies as economic containment tactics have a negative impact on the economy and social aspects. This study adopted a quantitative research method where the primary data were collected through online survey. The survey was conducted through internet platforms such as Facebook, Instagram, and WhatsApp to collect more responses as online survey brings convenience to respondents. 155 feedbacks were collected from the respondents. From the results, the personal income has the highest impact on the affordability of respondents to purchase their first property in Malaysia where the respondents think the government should promote more incentives and initiatives in helping youngsters to purchase their first home. The government should emphasize the housing sector development as this sector is linked with social development significantly in term of citizens’ satisfaction level with the government policies. The outcomes can be referred to by first home buyers when they encounter similar situations as guidance to help them understand the problems. Although, the government has implemented several housing measures, including allocating available homes to qualifying homebuyers but it is insufficient. The outcomes can help the solutions developed by the government and private banking companies in resolving and alleviating the challenges reported by first home buyers in Malaysia.
