Abstract

Room views have influence on apartment prices. To assess such influence, a virtual experiencing and pricing method for room views based on building information model (BIM) and oblique photogrammetry is proposed. Firstly, using the photos collected by unmanned aerial vehicles (UAVs), a realistic 3D model of the surrounding environment of the targeted building is created based on ContextCapture. Also, a high-fidelity BIM of the targeted building is established. Then, a visualization algorithm based on an open-source graphics engine OSG is designed to integrate the high-fidelity 3D model of the targeted building and its surrounding environment model. By using the algorithm, a realistic virtual scene including the inside and outside of the building can be created, and people can experience the different room views in the virtual scene. Finally, an assessment method of willingness to pay based on the experience of room views is proposed. A 6-storey residential building is selected as case study to perform the virtual experiencing of the room views and assess room prices. The outcome of this study provides an important approach for the experiencing and pricing of room views in advance.
