Abstract

The article contains the results of land evaluation works in the North-West economic district, whose regions used various approaches to evaluation of agricultural land. As a result of the study, the authors proved that in the underdeveloped market of the best lands, the use of approaches other than profitable is impossible. On the results of the cadastral valuation in Novgorod region, it was proved that the application of a comparative approach to land evaluation of the indicated category leads to the fact that the value of agricultural land in less developed regions is several times higher than in the regions - leaders in economic development, while initially all regions are the parts of the North-West Economic Region and belong to the same natural and agricultural zone and province.
