Abstract

This article describes current problems in the cadastral valuation of land in settlements and provides suggestions for improving the methodology of cadastral valuation through mathematical modeling. In addition to high-rise buildings, the modern large cities also contain private sector (individual residential buildings), and it is proposed to conduct a cadastral valuation of such lands taking into account the indicator of the prestige of the territories. Considering the experience of foreign countries, the authors made the analysis of mathematical modeling for the cadastral valuation of individual residential buildings. The valuation criteria for such lands are explained in the paper by example of Krasnoyarsk. The concept of "prestige of the territory" and the dependence of real estate prices from territory prestige have been established in this work as well.
