Abstract

Housing consumers in Korea where information technology (IT) such as high speed internet is advanced have started to be intensely interested in the application of IT-based smart home technology This study was aimed at analyzing the importance of IT factors when consumers select a house for purchase. The Study use the analytical hierarchy process on housing experts. As a result of brainstorming, consumer housing preferences were classified primarily into IT, location, environments and physical characteristics. The analysis of the primary classification items indicated that the experts regarded the IT as the second most important after location, which was considered the most important. This result appeared to be because housing consumers in Korea pursue convenience and safety such as home network service, wireless remote service, internet use and smartphones, which connect all the appliances and information devices to a network at home. The analysis of the importance of sub-classification factors showed that high speed internet, an IT factor, was the third most important, and automatic temperature control the next. In addition, home security system was also a factor with a high importance. It can be seen that housing consumers consider IT-based items important factors when they purchase a house. It is expected that property developers can enhance their competitiveness by focusing on more advanced therefore smart home through applying the IT-based factors.
