Abstract

The article is a part of wider research on practical usefulness of public land registers, creating governmental real estate’s database, in several tasks connected with property appraisal. It shows results of the mentioned above analysis of usefulness of data, contained in land register, property price and value register and other public registers directly connected with real estate’s, in evaluating of generally grasped location – key parameter of properties. Location as a property feature, due to its essence, is a quality parameter. But mass appraisals show tendency to simplifying its evaluation, by using assessments based on the function of quantity features. Therefore the possibility of quality assessing, with use of information contained directly in cadastre databases (in the contemporary terminology cold as land register, property price and value register and other public registers) as well as cartographic data, was investigated. Results of the experiment show that demonstrated way of searching, using the rules of real estate similarity survey, is possible and data contained in mentioned databases are useful in this kind of location assessment.
