Abstract

The population densification of the Commune of La Cruz (V Region) is analyzed as a gentrification process in a rural context. This process is detonated by the establishment of urban and legal conditions that increase the potential ground rent. A database was constructed of the building permit records, which allowed comparing the capitalized ground rent, and the potential rent; and we investigated the displacement of the population through in-depth interviews. It is concluded that the gentrification process has been caused mainly due to the location conditions acquired by the commune in recent decades, affecting, for one hand, the urbanistic and social morphology, but above all, the value of land use.
