Abstract

Abstract: This paper describes the outline of major systems for building maintenance and operation in the NTT Building Engineering Department; CAD, commonuse database, CAFM database, and the building diagnosis and maintenance planning system. By means of the building diagnosis and maintenance planning system, we have achieved highly reduced labor and work times. However, because the utilization of computers in this field has only just begun and is behind other fields, we have much room for improvement. We have considered the current issues and presented the following measures for solving them: (i) develop more application programs; (ii) complementarily use alphanumeric and graphic data; (iii) automate tasks by using standardized knowledge; (iv) automate more tasks by using a building product model instead of drawings; and (v) develop a lvelong database by using a building product model. In conclusion, we need to develop an integrated system based on a combination of a building product model and various databases to automate tasks and achieve smooth communication of information.
