Built-Up Area and Affordable Cost per Sq-Ft (Completed + Handed Over) Required per Dwelling Unit in Each Income Category in India

Abstract

The various income categories in India have varied affordability criteria. Hence it is necessary to have broad income categorization, affordable cost, expected housing sizes. This is required to be achieved in order to ensure that most of he people are housed in their own habitats. While the Minimum levels of housing is required to be provided, at the same time the affordability of the economical weaker section be separately categorized. Each income category comes with its unique habitat area & cost requirements. This paper summarizes these income categories WRT their area requirements as well as cost criteria, in order to come to a country level solution. It is found that economically weaker section and lower income groups require investments of only Indian Rs 25-50,000 per head to achieve 600-700 sqft are dwelling units. Whereas the HIG requires investments of about Indian Rs 15 lakhs per head to achieve about 1665 SqFt area. This large range is due to variation of affordability & requirements of these groups.
