Abstract

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to analyze how favorable development affects the sales price of Knowledge Industry Centers, focusing on the Knowledge Industry Centers in the Godeok area of Pyeongtaek. (2) RESEARCH METHOD Knowledge Industry Centers’ sales price of 1,348 units were collected at a total of six buildings including SBC, STV, Biz Tower, Smart Cube, Smart Factory, and ES tower in the Pyeongtaek-Godeok area. 1,148 sales price data were collected with pre-sale data and on-site headquarters data. The analysis was performed using a Hedonic Price Model. (3) RESEARCH FINDINGS Analysis of location characteristics showed that the closer the Knowledge Industry Centers were to SRT Ji-je Station and Seojeong-ri Station, the higher the sales price. Godeok IC, however, did not affect the sales price. Results also showed that the closer the Knowledge Industry Centers were to the planned site of Godeok New Town and Samsung Electronics, the higher the sales price. Corner location, on the other hand, had no effect on sales price. As for the characteristics of the buildings, the lower the number of floors and more abundant the parking facilities, the higher the sales price. As for the unit characteristics, the smaller the unit area, and the higher the number of floors - the higher the sales price. On the other hand, whether or not the buildings faced southward did not affect sales price. Also, amenities such as banks increased sales price. 2. RESULTS This study analyzed how Knowledge Industry Centers’ sales prices are affected in areas where favorable developments such as large-scale regional development are expected. The results of this study suggests a guideline to end-users and suppliers in making reasonable decisions in the future.
