Abstract
The article is devoted to the development and improvement of the municipal residential real estate market. The residential real estate market of the largest city – the municipal formation “Ekaterinburg” – was chosen as the object of research. Dynamic analysis of statistical data on the volume of housing stock, the share of slum dwell-ing and dilapidated housing, the area of commissioned housing, price, supply and demand of the residential real estate market of the municipal formation “Ekaterinburg city” was carried out. The market condition is de-fined as “overheating”. In order to bring the market into a state of equilibrium, the author’s block diagram for the development of the residential real estate market has been proposed, which makes it possible to develop an effective mechanism for its regulation in various municipalities, taking into account their characteristics. Guide-lines for improving (methods of regulation) the development of the residential real estate market of the munici-pal formation “Ekaterinburg City” are proposed, which can be implemented in other types of municipal for-mations.
