Abstract

It is not easy to regenerate modern age buildings that has been neglected for a long time through design. Urban regeneration and retro sensibility are popular across the country, and neglected modern spaces are attracting public attention. However, there is a difficulty in finding well-developed design cases due to uniform regeneration project requirements, limited periods, differences of opinion between supporting organizations, operators, and developers, and lack of communication. This study introduces the design development process based on comprehensive experience, ranging from the planning stage, such as brand design and space design, to construction and operation, as well as the site selection made by the author and project selection process. Further, it discusses the historical and spatial characteristics of Buk-seong-ro, the project site, as well as the ‘Buk-Seoseong-ro Modern age Building Renovation Project’ the background for selecting the location of the target building, and the surrounding modern architecture. It presents design examples for each floor, including market research, naming, and demolition, and details the author’s experience as design and construction proceeded. The conclusions after carrying out this project are as follows. First, before design development, an understanding of the building and the historical, cultural, and social perspectives of the surrounding places is necessary. Second, thorough planning and cost calculation are important because, rather than constructing new buildings, existing ones are to be used. Third, demolition should be understood as an important part of the design process, not a stage of preparation for construction. Lastly, creative and flexible thinking that can respond to unexpected situations, and collaboration and communication with experts are required. A comprehensive mindset shift considering not only design but also social responsibility that takes into account the environment as well as business aspects is essential.
