Abstract

The aim of the research is the analysis of the land market segmentation in small towns of Siberia on the example of Tara town, the Omsk region with the transactions activity assessment by segments. The relevance of the topic is determined by the usefulness of the results obtained in the design and implementation of territorial and spatial development programs of Siberian and Far Eastern regions, capable in the medium term to become the territories of rapid development of the country. In this connection it is important to assess the demand for and efficiency of land resources use in the present period, con-straining factors and factors required for development. The dynamics of the land market is an objec-tive indicator of the development of territories, allowing the most effective involvement of land and real estate in the real economic turnover. The article reflects the results of the study of the modern land relations state in the town of Tara, Omsk region. The paper analyses the condition and distribution of lands by categories, functional purpose and forms of ownership. The demand and the nature of real estate pricing in the town, the main factors influencing the formation of its market value have been analyzed. Recommendations on the rational use of some segments of the city territory and its further expansion are given. It gives an overview of the state of such problems and possible solutions for municipal districts of the Omsk region.
