Analysis of Rental Value of Shop Houses in Kecamatan Medan Petisah

This research aims to analyze the factors that influence the rental value of shophouses in Medan Petisah District, Medan City. The difference in shophouse rental prices is caused by increasingly expensive land prices, which are influenced by busy locations and the presence of new buildings. The Petisah area has experienced rapid development in recent years, causing a significant increase in land prices. This land issue is very important considering the increasing need for regional development. This research uses a market approach to determine the rental value of shophouses by analyzing the factors of building area, rights (certificates), building age, location, road width and parking area simultaneously and partially on the rental value of shophouses. This type of research is quantitative/associative/correlational with inferential statistical data analysis. The population of this study was all shophouses in Medan Petisah District, totaling 456 shophouses, with a sample of 82 shophouses. Data is processed using multiple regression analysis. The research results show that simultaneously, all independent variables have a significant effect on the rental value of shophouses. Partially, the variables of building area, rights (certificate), building age and parking area have a significant effect, while the variables of location and road width have no significant effect. Based on the regression coefficient value, the variables building area, rights (certificate), building age, and parking area have a positive and significant influence on shophouse rental values ​​in Medan Petisah District, Medan City

The Type and Function of Floor Area Ratio Relaxation in South Korea

We live in a world where floor area ratio(“FAR”) dominate. Floor area ratio is expressed as a percentage and is regarded as technical, but the difference in that percentage determines the price of the land, the height and shape of the building that can be built, and the success or failure of various construction projects. However, it is difficult for us to grasp the meaning of relaxing floor area ratio to 400%, and how far it can be relaxed. Large cities with limited land area have reached the limits of their horizontal expansion. High-rise buildings have become a low-cost solution to housing problems by vertically expanding scarce land. The method of solving housing problems through high-rise buildings has been used worldwide and is welcomed as a way to accommodate large-scale populations at low cost. The policy of easing floor area ratio in South Korea played an important role in solving housing problems. The government have been utilizing the policy of relaxing FAR to supply high-quality housing to the metropolitan area, stimulate the construction economy, and improve outdated urban infrastructure. Relaxing FAR is widely used in Korea because the interests of the major players in the dynamics surrounding FAR are consistent. Ordinary people without a house have the opportunity to obtain a new house in the space created through an increase in FAR. In addition, landowners can benefit from increase land prices by increasing their FAR. For business operators in reconstruction or redevelopment, FAR increase works as a factor that determines the profitability of the project. While the government uses FAR as a tool to realize a comfortable residential space, it is possible to balanced development and sustainable growth. Local governments can revive the economy in their jurisdiction by raising FAR and securing the necessary facilities, such as expanding infrastructure. This paper aims to examine the history of laws and regulations on how the relaxation of FAR has been introduced and developed in our legal system. The types of FAR relaxation were classified into four types; under the Building Act and the Urban Planning Act, district unit planning type, Zoning type, and other legislative type. The function of FAR relaxation for each type is to provide a clue for inferring the legal nature of FAR and predicting the future of FAR. This paper makes a contribution to understanding urban planning by providing a new case study of relaxing FAR focused in South Korea.

The Development of Industrial Agglomeration in Industrial Designation Areas and its Impact on Land Use Change (Case Study: Pringsurat Subdistrict and Kranggan Subdistrict, Temanggung Regency)

<div class="page" title="Page 1"><div class="layoutArea"><div class="column"><p><span>Industrial agglomeration refers to the clustering of industries in a specific region, where they are in close proximity and have interconnections. This phenomenon not only stimulates the growth of industrial activities, but also influences the development of other economic sectors. As industrialization expands, it gradually extends into rural areas that usually have abundant undeveloped land primarily used for agriculture. Consequently, this trend prompts a transition from agricultural to industrial land use. Pringsurat subdistrict and Kranggan subdistrict are located in Temanggung Regency, Central Java Province. Both of these subdistricts are designated as Industrial Designation Areas (KPI) according to the Temanggung Regency Spatial Plan 2011-2031. The plan has implications for the rapid development of large and medium industries. The purpose of this study is to examine the growth of industrial agglomeration in Pringsurat subdistrict and Kranggan subdistrict and their impact on agricultural land conversion. This research was conducted from 2023 to 2024 and utilizing data from 2021 and 2022. The approach of this research is descriptive quantitative and utilizes spatial analysis with Geographic Information Systems (GIS) and descriptive analysis techniques. Based on the results of the analysis, there is an agglomeration of large and medium industries in Pringsurat subdistrict and Kranggan subdistrict. The growth of agglomeration encourages the establishment of new industries and industry linkages. Furthermore, agglomeration growth has led to changes in land use, an increase in the variety of land uses, and an increase in land prices. Results of the analysis also show that there are regulatory changes in the development of industrial agglomeration that will affect to local government decision in the future. </span></p></div></div></div>

Dynamics of urban sprawl: Deciphering the role of land prices and transportation costs in government-led urbanization

While the relationship among land price, transportation cost, and urban sprawl under the condition of local governments monopolizing land supply has been rarely discussed in the literature, this paper addresses this gap by hypothesizing based on the monocentric city model. The hypothesis suggests that due to increasing land prices and decreasing transportation costs, urban fringes are more likely to be developed, leading residents to move away from the city center and altering the demographic pattern of urban sprawl. An empirical analysis is conducted using panel data from 104 cities in China, including remote sensing data of urban land construction areas. The results show that high land prices and low transportation costs drive urban sprawl, with varying impacts across cities. The coupling coordination analysis indicates increasing influence of urban sprawl on land prices and transportation costs. These findings suggest the government should address the effects of unplanned urban expansion on these factors. The findings suggest that the government should pay more attention to the effects of unplanned urban expansion on land prices and transportation costs. Understanding the role of local governments in urban planning is crucial for comprehending China's urbanization strategy and its implications on social exclusion, gentrification, high housing prices, and other urban issues.

Exploring land acquisition and restructuring policy in Addis Ababa

This study examines the political economy underlying the design and implementation of land acquisition and restructuring, a territorial policy aimed at reducing affluence disparity. It focuses on the city of Addis Ababa, Ethiopia, where major land invasions occurred between September 2015 and March 2022 in response to prolonged and acute inequality. Local authorities solicited and even coordinated the arriving land speculators. Moreover, land invasion has been empirically fueled not only by land concentration but also by increasing land prices. To better understand this relationship, a regression analysis was conducted on 154 incidents of land attained throughout the silk-lafto sub-cities of Addis Ababa. The study examined various indicators including the concentration of land ownership, market competition, land invaded per capita, literacy rate, land expropriated and reassigned per capita, and unemployment rate. The results show that Ethiopia's land leasing policy, driven by high speculative prices, intensified land inequality and influenced land invasions throughout the city. This has led to a surge in land prices and worsened the problem of land inequality. The findings provide evidence of political struggles regarding the issue of land ownership inequality and show that socio-political pressures exist in both the planning and implementation phases of land-based policies.

Land prices, digital instruments and retail performance

PurposeThe results indicate that land prices exert pressure on retail performance (RP) and that the enhancement of digital means has a positive effect on RP. Additionally, digital instruments (DI) play a significant moderating role in the relationship between land prices and RP.Design/methodology/approachThis paper empirically examines the impact of land prices on RP using panel data from 239 Chinese cities between 2011 and 2022.FindingsThe use of lagged land prices as instrumental variables effectively alleviates endogeneity issues. Both two-stage least squares (2SLS) and generalized method of moments (GMM) regression results suggest that higher land prices are associated with improved RP. Further analysis reveals that the increase in land prices leads to scale effects, structural effects and technological effects, contributing to the enhancement of RP. The impact of land prices on RP becomes more pronounced in larger cities and economically developed regions experience the pressure from land prices earlier.Originality/valueThe findings of this study have practical implications for discussions on retail industry development, site selection for retail businesses and the establishment of sustainable mechanisms for expanding domestic demand.

재개발 사업기간의 영향요인 분석에 관한 연구

The primary goal of this research is to determine the impact of an amendment to the Urban Improvement Act on the duration of redevelopment projects. Basic statistics analysis results reveal an increased redevelopment project period since the amendment, high number of households and tenants of existing houses, and high ratio of general sales and rental of completed houses. Meanwhile, the results of multiple regression analysis, which uses the period from the establishment of the implementation union as a dependent variable, reveal that the amendment increases the project period, and the project period increases if the key interest rate rises and the GDP growth rate is high. With an increased key interest rate, GDP growth rate, and construction investment, the project period decreases. Meanwhile, when the Seoul land price and price index increase, the project period increases. The amendment has improved public interest by increasing the supply of rental housing, but administrative support for the redevelopment of unviable areas must be strengthened to prevent urban polarization.

RETURN ON ASSETS IN FARMS AND THE CONTEXT OF ECONOMIC RATIONALITY IN POLAND AND SELECTED EUROPEAN UNION COUNTRIES

The main aim of the article is to evaluate the rate of return on assets in farms from the perspective of economic rationality. The research concerned farms covered by the FADN system in Poland and 25 European Union countries. The temporal scope of the analyses referred to the period 2010-2020. As a general rule, in the EU countries, the market rate of return is higher compared to that achieved on average by farms. This is especially true for smaller farms. From the perspective of the neoclassical approach, this would indicate an irrational operation. Farmers implement a multi-criteria objective function. In doing so, they agree to achieve relatively lower agricultural income in exchange for diversification of risk, an increase in asset value, or meeting household needs (not only consumption). Agricultural producers become more wealthy due to the increase in land prices. Hence, from this perspective, farmers’ actions could be seen as rational, which is more in line with the classical view in economic theory, where the aim of subjects to maximize wealth by units was emphasized. Therefore, the achievement of low rates of return by agricultural producers in a situation where agricultural income does not provide a fee for the farm family members’ own labor should not be evaluated unequivocally as a manifestation of a lack of rationality.

Evaluation of the operation status of the residential land market in Beijing-Tianjin-Hebei region of China and its spatiotemporal pattern characteristics.

Exploring the operation status and patterns of urban land markets is an important theoretical and practical topic for promoting coordinated socio-economic development. In this study, the operation status of the residential land market in the Beijing-Tianjin-Hebei region and the characteristics of its pattern were analyzed using the composite index method and the 3σ rule of the normal distribution and taking the 174 counties in Beijing, Tianjin, and Hebei, China, as the research objects. The results show that ① Beijing, Tianjin, Langfang, Zhangjiakou, and Baoding residential land market state composite indexes are all in the middle to upper levels in the Beijing-Tianjin-Hebei city cluster, while Qinhuangdao, Handan, and Chengde residential land market state composite indexes are generally low. The harmony between the residential land price and national economy, the market supply and demand balance, and the structural balance may become the main factors affecting the healthy development of the residential land market in Beijing and Tianjin. ② The proportion of counties with "healthy" residential land market in all dimensions and overall market status reached over 64%, and the residential land market in the Beijing-Tianjin-Hebei region is running well. The rapid increase in residential land prices from 2016 to 2020 was an important driver of the increased heat in the residential land market across the region. ③ The residential land market in the counties around Beijing and Tianjin is significantly hotter than in other regions, and there is an obvious polarization effect in the operation state of the residential land market in the Beijing-Tianjin region. The residential land market is generally cold in the counties in the southern and northeastern parts of the region and other peripheral areas, and there is a risk of marginalization in the development of the residential land market in the counties in the peripheral areas. ④ Both the hot and cold residential land market states exhibit spatial clustering characteristics. Most of the clusters are not consistent with the municipal administrative boundaries, and the states of the residential land market in neighboring counties are very similar.

THE DISINTEREST OF RENTING RUSUNAWA IN BITUNG CITY

The rapid population growth in the city of Bitung has led to an increase in land prices. In response to this, the government of Bitung city created a residential facility, namely Rusunawa or also called Simple Rent Flats, Rusunawa is a place to live for low-income people. This study aims to find the reason why people in bitung city not interested in renting Rusunawa. This study use Descriptive Qualitative method, by collecting the data from the company, interview with the employee’s, and interview with people who choose to live in boarding house. The results of this study will be the reason why people choose to live in boarding house instead of Rusunawa and will be useful for the company in order to increase their occupants. Go with the wind: Spatial impacts of environmental regulations on economic activities in China

This paper assesses the spatial effects of environmental regulations on economic activities. By exploiting the progressive rollout of a national pollution control program in China, which constructed a monitoring network that covered the urban center of every city, we find that polluting firms located in the unmonitored upwind region of the city experienced a substantially larger reduction in output than non-upwind firms after the program. Because the wind can transport upwind pollution emissions to the monitoring network-covered urban center, local governments are incentivized to enforce tighter regulations on upwind firms. Although industrial activities were suppressed, commercial businesses and residential services were promoted in the upwind region, accompanied by a greater supply of corresponding land and increased land prices. Altogether, the monitoring program led to a substantial reduction in population exposure to air pollution and an redistribution of industrial and residential activities within the city. Our findings shed light on the policy-making of future environmental regulation programs.

The Peri-Urban Gentrification Process in Cisauk Subdistrict, Tangerang Regency, Indonesia

Gentrification is a phenomenon that occurs in many regions. Gentrification is characterized by the influx of more affluent residents into initially low-value areas. This influx increases the value of these areas, potentially leading to the displacement of people who cannot afford to remain in the neighborhood. This study aims to examine the cause and impacts of peri-urban gentrification in Cisauk District, Tangerang Regency. This study uses qualitative and remote sensing-based analysis to investigate gentrification's impact on six Cisauk sub-district villages. We used primary and secondary data for the analysis. The primary data was collected from observations, interviews, questionnaires, and Google Earth Engine data catalog to get Landsat 7 and 8 image-ries. The secondary was collected from the Central Bureau of Statistics. The Landsat data was used to identi-fy the change on the physical aspect, while the others were used to analyze the non-physical aspect. After-ward, positive and negative effects were explored, emphasizing residents' responses and adaptations. The re-sults showed that Cisauk Subdistrict faced a gentrification process driven by locational factors (i.e., proximity to toll road) and local government policies (i.e., spatial planning policy designating it as a high-density residential area). The positive impact of the gentrified area is that the region is developing economically much better, and many areas function better economically and so benefit the region and its people. On the other hand, the negative impacts of gentrified areas are that indigenous people are threatened with being forced to leave their villages, there are significant increases in land prices, and changes in people's social lives occur. To minimize the negative impact of gentrification, the government should promote the capacity of low-income households to access its benefits.

It is to improve the quality of life of rural residents and to enhance the economic vitality of rural areas. In order to achieve this goal, agricultural land is converted and developed. In order to stably supply safe agricultural products and high-quality food to the people, warehouses or factories are established. At this time, farmland in the agricultural promotion area, which is an agricultural and forestry area where the price of land is relatively low, is preferred. At this time, farmland development is mostly carried out as a small-scale project. When small-scale farmland is developed, the connectivity of farmland deteriorates, which interferes with the automated farming method of farming, resulting in a decrease in agricultural productivity. And it is causing the reckless development of agricultural land. 토지은행의 토지비축 효과에 대한 실증분석연구

1. CONTENTS (1) RESEARCH OBJECTIVES In this study, the necessity and the cost saving effect of preemptive land stockpiling were evaluated for road construction and land development projects..
 (2) RESEARCH METHOD This study conducted a qualitative survey on the operation of land banks in Korea and an empirical analysis on the difference between the unit cost of land compensation and the change in land price of surrounding areas during project period. For 5 land development projects and 10 road construction projects, the actual land compensation cost expenditures were compared with the estimated costs assuming lump-sum compensation at the initial point of time.
 (3) RESEARCH FINDINGS Since the correlation between the published price of land and the unit cost of land compensation, which are changing anually, was unclear in land development projects, the expendture patterns of purchasing land hardly justify the cost-saving effect of preemptive lump-sum compensation. However, in road construction projects, the annual variations in unit cost of land compensation showed similar patterns to the increase in published land price.
 2. RESULTS The land stockpiling by land bank is a policy tool to promote public projects such as road construction and industrial complex development quickly by securing land in advance and saving costs. The result showed that, in 10 road construction projects, about 6.8% of land compensation costs can be reduced by assuming lump-sum land purchase in early stages by the Land Bank, while we cannot expect these cost-saving effects in land development projects. It seems that the lump-sum compensation method for stockpiling land is relatively effective in road construction projects, rather than in land development projects, considering the land price increase invoked by development projects. In land development projects, with a proper division of sub-areas to be purchased stepwise, even sequential compensation can be appropriate.

Identification and correction of ratchet effect of residential land price: empirical study on urban agglomeration in China

ABSTRACT This paper theoretically analyses the mechanism of the ratchet effect of land finance and adaptive expectations on residential land prices and discuss the distort factors and spatial characteristics of residential land price in the Yangtze River Delta urban agglomeration (YRDUA) from 2008 to 2018. It is found that:(1) Land finance and adaptive expectations significantly drive the long-term growth of residential land prices and maintain the ratchet effect under the interaction. (2) There are significant spatial spillover benefits of residential land prices, and land finance and adaptive expectations not only drive the increase of local residential land prices but also have significant positive benefits on residential land prices in neighbouring areas. (3) Land price distortion is significant in municipalities directly under the central government and provincial capitals. However, residential land prices in cities farther away from large cities are lower than their reasonable values, and the distortion correction coefficient shows a spatially graded distribution spreading from large cities to the periphery. Land finance and adaptive expectations do not make residential land prices in all cities higher than their reasonable values. The above findings have some theoretical and policy implications for optimizing land administration.

Tubular buildings have become more prevalent in recent years, becoming a typical component of towering buildings. structural tubes are especially appropriate for all tall constructions. In the planning of in towering buildings, lateral loads are a major factor. Wind and earthquake loads are examples of loads. seismological analysis is utilizing the equivalent static approach. Ecotourism strategy of UNESCO city in Iran: Applying a new quantitative method integrated with BWM

The preservation of the integrity of ecological and cultural resource values with tourism potential and the reduction of visitor and environmental pressures on these values are achieved by sustainable tourism development. In this context, ecotourism is a sustainable and responsible type of tourism that can protect the tourism resources and consequently, develops the socio-economic conditions of the country including those of local people. In this study, Masouleh village, located in the northeast of Iran with sensitive-fragile vegetation and wildlife protected on an international and national scale and known for its local architecture and traditional lifestyle, was selected as the study area. However, the lack of a tourism plan, insufficient investment in tourism, insufficient technical infrastructure, and uncontrolled increase in land prices have negatively affected these sensitive ecological and cultural landscape values. The methodology of this research included field survey, interviews, and strengths-weaknesses-opportunities-threats (SWOT) analysis with Best and Worst Method (BWM) conducted with experts and local people to rank ecotourism strategies according to their priority. Among the 4 main and 10 sub-ecotourism criteria, S1 “the presence of vegetation and wildlife” and Q4 “being on the UNESCO tentative list” were the highest priority strategies for the development of ecotourism. This study also proposed a quantitative integrated method model that listing priorities for successful ecotourism strategies of the region.

Factors that Perpetuate International Migration in Ethiopia: The Case of Angacha Woreda, Southern Ethiopia

Nowadays, migration is a global phenomenon as interconnectedness among nations is increasing, especially among people of developing countries. Migrants are more connected to their origin than before. This opens a way for additional migration. Accordingly, this study had the objective of identifying the causes of migration by order of migrants and understanding how migration affects the conditions of sending community in migration decision making, taking the case of Angacha Woreda of Kembata Zone. To realize these objectives, data from migrants' households was collected using questionnaires and key informant interviews. The result revealed that the causes of migration depend on the order of migrants. The result from the analysis showed that for the first migrants, the push factors like poverty, shortage of land, and unemployment were the main causes of migration. In contrast, pull factors like the expectation of better life in the destination were the main causes as the order of migrants in the household increases. The result from the qualitative analysis showed migration through remittance has resulted in the perpetuation of migration as it resulted in inequality in income, housing, education, and an increase in land price. The result suggests interventions that are used to reduce migration, particularly irregular migration need to take into account factors that perpetuate migration. Also, the result further suggests the need for developing strategies that may use the remittance obtained into productive activities that can enhance employment opportunities in the migrant-sending community rather than perpetuating migration.

In accelerating spatial planning, an effective instrument is needed in planning so that the implementation of space utilization is in accordance with the expected goals, so that resources remain efficient, investment calculations become more real, and environmental balance in sustainable urban development is maintained. Housing development is often delayed (planning delay) due to the inefficient land provision process. On the other hand, the housing backlog is increasing to 800,000 units per year, thus it is necessary to investigate the effectiveness of planning, especially in the housing sector that has been running in Indonesia. Econometry as a quantitative approach with various variances of analysis techniques has many benefits but has not been widely integrated in planning, especially in calculating the effectiveness of instruments in achieving spatial planning goals. This article aims to examine the effectiveness of planning, especially related to land value and housing development through an econometric model approach by taking samples in Surabaya. The technique used is multiple regression analysis which shows the level of influence between six independent variables, namely land area, building area, land value, land price increases, property prices, and property taxes on the dependent variable, namely the effectiveness of planning indicated in the form of time required to implement the plan. The results show that there are 3 variables of the 6 independent variables that are proven to have an influence based on their significance value, namely land area, land value, and the percentage of increase in land value. Based on the regression results, it takes an average of -0.274 years to be constant, if other variables are considered absent, or it is interpreted that the phenomenon of housing development tends to precede or independent of housing planning in the sectoral plans and spatial plans.
