Review: Detect and Overcomes the Problem in Project Finance

Abstract: Despite the increasing investment in constructional development over the past decade, a systematic review of construction project financing is lacking. The objectives of this paper are to conduct a systematic review to examine the policies, practices, and research efforts in the area of project finance in construction projects and to explore the potential opportunities for future research. To achieve these goals, this paper first reviewed the reasons for financial crises in the construction industry and sustainable construction project financing practices implemented by the critical analysis method for Kolhapur district. Project finance refers to the funding of long-term projects, such as public infrastructure or services, industrial projects, and others, through a specific financial structure. Finances can consist of a mix of debt and equity. The cash flows from the project enable servicing of the debt and repayment of debt and equity. This paper contributes to the body of knowledge by reviewing existing policies, practices, and research efforts in the area of construction project financing. Meanwhile, the findings from this paper benefit the industry as well, because they are able to provide practitioners with a holistic view of risk and uncertainty, thereby enhancing their knowledge and skills in this regard

Enhancing sustainability considerations in construction industry projects

AbstractIn today’s society, the construction sector significantly influences all three aspects of sustainability: economic, environmental, and social. Industry and academia have recognized sustainability in construction projects as a key concern. The New Zealand government also focuses on providing a sustainable construction sector centred on high performance, high productivity, enhanced innovation, and improving community well-being through a better-built environment. Project management and sustainability are two distinct areas of research. Previous empirical research on the effectiveness of construction project implementation lacked sustainability success components. This research aims to provide criteria for project sustainability success for future performance on construction projects. Based on the existing literature, many economic, environmental, and social sustainability indicators were compiled for consideration at various pipeline project life cycle phases. The information gathered from the Scopus database was analyzed using ATLAS.ti 9 software to create project sustainability success criteria. Pipeline construction projects and sustainability must focus on environmental challenges while managing economic and social advantages. The research investigated sustainable construction adoption, revealing weak awareness among organizations due to limited understanding among key actors like clients, regulatory bodies, and construction organizations. Lack of effective application of sustainability guidelines, inadequate legislation, and building codes were significant hurdles in implementing sustainable practices in the construction sector. The study highlights essential issues to promote sustainable practices in the industry. The study findings suggest that organizations and individual factors are strong predictors for achieving sustainable construction and are vital antecedents leading to greater sustainability adoption. Finally, the study points to construction project managers’ knowledge of how to set up criteria connected to sustainability and how it could affect the outcome of their projects.

Unveiling Construction Quality Factors: Insights from Asian Economy's Building Projects

Economic growth of any country depends on the construction projects and industry in the region. Therefore, the construction industry in Pakistan is directly related to quality and continual improvements in construction projects. Quality is a sensitive and high-priority issue in global construction including in Pakistan. The prime objective of this research study was to investigate major factors influencing the quality of building construction projects in Pakistan. The intended of this research study was to provide guidelines and information to all stakeholders such as owners, project consultants, and project contractors during the construction site of projects so that they are completed on time and with quality. The descriptive survey method was utilized with both qualitative and quantitative approaches. Qualitative approach was used to collect data through project documents and in-depth interviews. N-Vivo software were used at the preliminary stage for the analysis of qualitative data to identify these factors and the linked sub-factors. Analysis of this qualitative data identified 32 factors that influence building construction projects. Questionnaire design was based on qualitative data analysis. The quantitative approach was used to collect data from building construction projects in Pakistan through via questionnaires. The 150 questionnaires links were sent to Pakistan building construction companies in Google form, and 120 respondents filled out the questionnaire. In this way, the response rate is 80%, enough to get accurate results. The SPSS software was used for analysis of collective data. The important quality factors were resulted from a stepwise RFI, RSI, IRII on the quality factors resulted from the factor analysis approach. The correlation coefficient was used to find the relationship between consultants and contractors with the owner. On the basis of analysis, it is concluded that the most significant factors influencing the quality of a building construction project were identified. the Findings of this study were: the skill and interest of labor during construction are a significant impact on the quality in Pakistan, escalation of material prices had influenced the quality of construction projects, making decisions based on price rather than the value of work, Lack of implementation of quality standards of work has greatly influenced the quality of construction industry projects, lack of comprehensive and accurate bill of quantities (BOQ), excessive design changes during construction and shortage of resource materials. In Pakistan, all the stakeholders should consider and take action for these influencing quality factors before starting construction projects.

Effect of Construction Manager's Political Skills on Relationship between Quality Management Practices and Inter-Organizational Project Success

This study aims to explore the impact of construction managers' political skills on the relationship between quality management practices and the success of inter-organizational construction projects in Pakistan. Objectively, it examines how project managers' political acumen influences the effectiveness of quality management strategies and, consequently, project success. Employing a survey-based methodology, the research encompasses a broad spectrum of professionals involved in various construction projects across Pakistan. Through this analysis, the study identifies key challenges to project success and assesses the correlation between managerial political skills and the effective implementation of quality management practices. The findings reveal a notable positive relationship between these elements, highlighting the critical role of skills such as communication, stakeholder management, and conflict resolution. Additionally, the research underscores the interconnected nature of managerial competencies and identifies key factors impacting project success through advanced statistical techniques like principal component analysis and median absolute deviation. Significantly, this research provides novel insights into the role of human factors in the Pakistani construction industry's project management, proposing actionable strategies for skill enhancement and offering a comprehensive overview of factors influencing project success. These findings not only show the current skills and practices landscape but also lay the groundwork for future research and strategy implementation to boost industry-wide success. Psychological Capital and Organizational Citizenship Behaviors of Construction Workers: The Mediating Effect of Prosocial Motivation and the Moderating Effect of Corporate Social Responsibility.

Due to construction industry projects' large-scale, long-period, and outdoor operation characteristics, employees' organizational citizenship behavior (OCB) plays an essential role in cost-saving, high-efficiency, and environmentally friendly development strategies. This study discusses how to improve employees' OCB from two levels of employees' psychological factors and corporate social responsibility (CSR) at the organizational level. We verified this study's hypotheses based on 336 valid questionnaires collected from 56 teams. The results indicated that (1) positive psychological capital (PsyCap) was a positive predictor of employees' OCB; (2) PsyCap was positively related to employees' prosocial motivation, and prosocial motivation partially mediated the relationship between PsyCap and employees' OCB; and (3) CSR moderated the relationship between PsyCap and prosocial motivation and played a significant moderating role between prosocial motivation and OCB. These findings provide an empirical research basis for the theories of conservation of resources (COR), self-determination, and affective events. This research also has managerial implications for improving employees' OCB in the construction industry.

How machine learning changes Project Risk Management: a structured literature review and insights for organizational innovation

PurposeIn the current economic scenario characterized by turbulence, innovation is a requisite for company's growth. The innovation activities are implemented through the realization of innovative project. This paper aims to prospect the promising opportunities coming from the application of Machine Learning (ML) algorithms to project risk management for organizational innovation, where a large amount of data supports the decision-making process within the companies and the organizations.Design/methodology/approachMoving from a structured literature review (SLR), a final sample of 42 papers has been analyzed through a descriptive, content and bibliographic analysis. Moreover, metrics for measuring the impact of the citation index approach and the CPY (Citations per year) have been defined. The descriptive and cluster analysis has been realized with VOSviewer, a tool for constructing and visualizing bibliometric networks and clusters.FindingsProspective future developments and forthcoming challenges of ML applications for managing risks in projects have been identified in the following research context: software development projects; construction industry projects; climate and environmental issues and Health and Safety projects. Insights about the impact of ML for improving organizational innovation through the project risks management are defined.Research limitations/implicationsThe study have some limitations regarding the choice of keywords and as well the database chosen for selecting the final sample. Another limitation regards the number of the analyzed papers.Originality/valueThe analysis demonstrated how much the use of ML techniques for project risk management is still new and has many unexplored areas, given the increasing trend in annual scientific publications. This evidence represents an opportunities for supporting the organizational innovation in companies engaged into complex projects whose risk management become strategic.

The study also examines the potential impact of biotechnology on the green building industry, with a focus on the development of energy-efficient and sustainable buildings. The study concludes that biotechnology has the potential to transform the construction industry by enabling the production of sustainable materials, enhancing the durability and strength of building materials, and improving the energy efficiency of buildings, ultimately contributing to a more sustainable and environmentally friendly built environment.

Identifying critical success factors for construction projects in Saudi Arabia

The construction projects of process industry plants are complex due to the involvement of numerous stakeholders and uncertainty in environmental factors. The internal and external factors affecting the successful execution of the projects vary across industries and countries. It is vital to identify the critical factors for a geographic region and devise the appropriate strategies for the successful execution of the projects. This study aims to identify the critical success factors for construction projects in Saudi Arabia. To achieve the objective, data collected through questionnaire surveys from 342 project managers, directors, engineers, staff, and construction directors were analyzed in SPSS. The findings showed that construction industry projects in Saudi Arabia are usually constrained by five major factors including the project manager’s qualification and experience, project management practices, timely availability of skilled manpower and equipment, clarity of project definition and scope, and weather conditions, The findings imply that Saudi construction firms need to recruit professionally qualified project managers, establish project management office (PMO), revisit supply chain strategies, and provide alternate working hours during tough weather conditions. Further implications, recommendations, and future research directions are discussed in the end.

Performance Barriers in relation with Professional Development of Graduate Architects in Construction Industry: A Systematic Literature Review

Graduate architects are first mate in architectural practice when handling building construction projects. They had been authorized to run projects in construction industry due to limited architects in the country. The capability of graduate architect when manage project is critical in reducing performance barriers encountered. The aim of this paper is to identify the most critical performance barriers faced by graduate architects during project implementation. A systematic literature review of credible sources in different databases, combining selected keywords and terms related to performance barrier, building contract administration, graduate architects etc. has been carried out. A data set of fifty articles has been analyzed by means of thematic analysis. The five most crucial performance barriers identified relate to: caused by external environment factors, poor project documentation management, lack of soft skill, inadequate knowledge of quality and assessment management and shortfall in design management. The outcome of the study is expected to facilitate graduate architects to devise proactive risk mitigation measures to reduce impact of these barriers and improve project delivery. This paper examined the performance barriers faced by graduate architects which is a timely study, as the increasing number of population and developments will provide ample opportunities for them to perform.

Factors affecting performance of graduate architects in contract implementation management: a case study on housing projects in Malaysia

PurposeGraduate architect plays an important role in contract implementation management when handling building construction projects. Graduate architects had been authorized to manage the projects in construction industry due to limited architects in the country. The capability of graduate architect when manage project is critical in reducing performance barriers encountered. The aim of this paper is to identify critical factors that affect graduate architect's performance during project implementation.Design/methodology/approachAn explorative study was undertaken to provide an insight into actual experiences of graduate architects in contract implementation management. The data were collected through face-to-face semi-structured interviews providing case studies on contract implementation management on housing projects in Malaysia and observation of the actual on-going projects.FindingsThe five most crucial factors affected graduate architects' performance related to lack of training in project documentation, failed to obtain professional and peer support in quality and assessment, isolate in role during project coordination, lack of education support in design process and unaware of legal aspects which delayed response to contractor.Research limitations/implicationsThis research focuses only on seven housing projects and semi-structured interviews with twenty graduate architects who in charge of those projects. As such, the resulting factors that affect graduate architect's performance are limited and are constrained only to the construction industry in Malaysia.Practical implicationsThis research examined the factors affecting graduate architect's performance which is a timely study, as the increasing number of population and developments will provide ample opportunities for them to perform.Originality/valueThe outcome of the study is expected to facilitate graduate architects to devise proactive risk mitigation measures to reduce impact of these factors and improve project delivery.

Integrated decision support for embodied impact assessment of circular and bio-based building components

The construction industry is accounted for one third of all waste generation in the European Union (EU) countries. The Interreg Circular Bio-Based Construction Industry (CBCI) project was conceived to explore the circular principles and bio-based materials for enhancing sustainability in construction industry. This study provides a new approach for decision support via a case study on early design phase of a demo terraced single family house; the living lab (LL) located in Ghent (Belgium). The decision support utilizes circularity tools and life cycle assessment (LCA) methodology. For this purpose, nine preliminary designs (PD) for the building envelope were assessed in a comparative study, which consists of three basic construction methods: masonry, light-weight steel and wood framing construction supplemented with bio-based materials. Environmental impact assessment was supported with the circularity tools focusing on the reuse and recyclability potential in the end-of-life (EoL) scenarios. The integration of LCA and circularity tools displayed that bio-based design PDs have an increased performance due to the avoided environmental impact through reuse and recycling in the EoL scenarios. As a result, a novel approach that integrates circularity calculations with LCA methodology was provided to improve long-term impact analysis on circular buildings with more precision in end-of-life scenario development.

Risk Factors on Civil Engineering Projects

The efficiency of the construction organization can be seen if the organization manages the encountered construction risks efficiently. The opportunity to increase efficiency and profitability in the construction industry is demonstrated by good risk management. The construction industry is well known for its risks and uncertainty, which can possibly have negative outcomes for the construction projects. This paper aims to identify the common risk factors in risk mitigation for civil engineering projects in Malaysia. Quantitative methodology which involved survey questionnaires were sent out to 250 respondents including Grade G7 contractors registered under the Construction Industry Board Malaysia, engineers, project managers, architects, quantity surveyors and others, with 47% responded. It appeared that construction delay, late payment by client, unavailability of funds, poor communication among construction parties and coordination of works among construction were the common risk factors in risk mitigation and have significant impacts on their projects. With extensive risk assessment procedures conducted and a rigorous process with regular meetings among all members of the team, it will keep track those changes and update the mitigation plan.

Adopting Building Information Modelling (BIM) into Industrialised Building System (IBS) in Malaysian Construction Industry

Building Information Modelling (BIM) is the development of digital models used during planning, design, construction, and operation stages of a project. Some construction players doubt the practicality in implementing this new technology. Full adoption of Industrialised Building System (IBS) project is not an easy journey. In addition, the implementation of BIM technology into IBS system will put the client's expectation at risk as it is difficult to understand the complex software. Therefore, the aim of this research is to explore the adoption of BIM into IBS application in Malaysian construction industry. Among the objectives of this research are to investigate the implementation of BIM into IBS application, examine challenges in implementing BIM into IBS application and propose ways to improve the incorporation of BIM into IBS application by Malaysian construction industry players. Research data were collected through questionnaire survey and the results were analysed using SPSS software. The results showed vast majority of public and private sectors have some experience in handling IBS and BIM projects and these sectors are aware that BIM can facilitate IBS projects. However, the implementation of BIM into IBS application is still at the low level especially in private sectors. One of the challenges faced is its high cost, thus only large organisations can afford its implementation. To successfully improve the incorporation of BIM into IBS project, government should take some measures by organising awareness programs, restructuring IBS and BIM training programs, providing incentive, as well as promoting sustainability development and green construction. By doing that, the proposed measures are expected to increase the confidence of industry players to actively adopt BIM into more IBS projects in Malaysian construction industry.

Exploring the impact of total quality management initiatives on construction industry projects in Pakistan.

The impact of total quality management on organizational performance has been studied extensively, however, the impact of total quality management initiatives on project performance is an area of ongoing research. The key objective of this research is to explore the impact of total quality management initiatives on project performance in the construction industry of Pakistan. Data was collected from 326 personnel working at different management levels across some of the leading construction firms operating in Pakistan. Analysis revealed that operational focus, management commitment, and employee involvement were deemed as dominant total quality management factors affecting project performance in the construction industry. Mediation analysis revealed a significant relationship between employee involvement and project performance mediated by management commitment. Research limitations and directions for future research have also been identified.

Analysis of Labour Productivity in Construction Industry Using Analytical Hierarchy Process and Linear Regression Method

Abstract: Construction is a labour-intensive industry. The project focuses on labour productivity in the construction industry. It covers the construction labour productivity aspects, factors affecting it, comparison between the actual labour outcomes. Regression analysis and analytic hierarchy process was used to develop a model to quantify labour productivity. The aim of this study is to identify the key factors that affect the labour productivity in construction industry. Survey is carried out through questionnaire and distributed to respondents who work at various projects in construction industry and the questionnaires are rated by project managers, experienced engineers and labours using their past experiences. The data are collected and analysed. Using this data the factors affecting labour productivity are identified and ranked. Thereafter, necessary suggestions are given to improve the labour productivity

THE INFLUENCE OF WORK SAFETY CULTURE AND WORK SAFETY MONITORING SYSTEM ON WORK SAFETY

In building construction, there are many things that must be considered, one of which is work safety due to construction industry is a highly hazardous environment. Early signs of an organization's commitment to safety policies are manifested in the safety culture of the organization. Improving contractor safety culture can reduce work accidents on construction industry projects. It is unclear how to improve safety culture among construction industries, practically. The purpose of this study was to analyze the influence of safety culture and its association with management commitment in monitoring system of work safety. Structural Equation Modeling (SEM) method was used by researchers in testing the relationship between the measured variables and the latent construct. According to the results of this study, it can be concluded that Work Safety Culture (X1) has an influence on Work Safety (Y) based on the t-value of 2.721 ≥ 1.64, Work Safety Culture (X1) has an influence on the Work Safety Monitoring System (X2) that verified with a t-value of 3.772, Work Safety Monitoring System (X2) has no effect on Work Safety (Y) based on a t-value of 1.195 < 1.64, and Work Safety Culture (X1) has no influence on Work Safety (Y) through the Work Safety Monitoring System (X2) with a t-value of 0,877. The results of this study can be used as the basis for implementing a safety culture in the company because it is proven to have an important role in work safety so that it is expected to reduce work accidents with the support of management who are committed to consistently carrying out work safety monitoring systems.

Knowledge management in construction industry projects. A review of the literature

The purpose of this study was to determine the current status of knowledge management in the construction industry; the references analyzed formulate theoretical links between the variables listed above, therefore this article organizes the material. The methodology employed is founded on a systematic literature review, a bibliometric search of the variables, and an analytical-synthetic procedure based on the classification of articles. The outcome is the formulation of the current state of the art, which schematizes the variables individually and their interrelation. This work contributes to the literature of knowledge management and project management by presenting these findings. To improve the performance of knowledge transfer and, consequently, the performance of projects, this study is also of importance to corporations and public bodies that manage projects in the construction industry.

Effect of Target Realization, Absenteeism and Projects on Employee Perfomance of PT Asri Jaya Putra Perkasa

This study aims to analyze the effect of target realization, absenteeism, and projects on employee performance of PT Asri Jaya Putra Perkasa. This study used target realization (X 1 ), absenteeism (X 2 ), project (X 3 ) as independent variables, and employee performance (Y) as dependent variable. Target realization has aprinciple as indicators based on accuracy, timeliness, and cost accuracy. Absenteeism used 4 indicators, there are attendance, punctuality of arrival, punctuality and attendance outside working hours. In a constructionindustry project there is a PMBOK 2017 standard as a guide containing a collection of knowledge needed by professionals in project management and has 9 main coverage areas that were adapted as indicators for measuring project variables (X 3 ). In measuring the employee performance variable (Y), this study used theory of Bernadin, Russell and Gomez. The population in this study were all employees of PT Asri Jaya Putra Perkasa, totaling 65 respondents, so the sampling method is census method. The analytical tool used is multiple linear regression analysis. The results showed that target realization, absenteeism and project had a significant simultaneous and partial effect on employee performance of PT Asri Jaya Putra Perkasa with the absenteeism having a non-unidirectional effect on employee performance.
