The purpose of this study is to verify the moderating effect of real estate psychology on the impact of apartment housing factors on residential satisfaction and repurchase intention among residents of apartments in the Jeju region. To this end, a survey was conducted on 437 residents of apartments in Jeju, and the causal relationships were analyzed. The research results are as follows: First, among the apartment housing factors, locational factors negatively (-) influenced apartment preference, locational and maintenance satisfaction, and repurchase intention. Physical and economic factors negatively (-) influenced apartment preference and locational and maintenance satisfaction. In contrast, social relational factors positively influenced apartment preference, locational and maintenance satisfaction, and repurchase intention. Second, it was found that socioeconomic investment psychology and personal psychological factors played a moderating role in the impact of housing factors on residential satisfaction and repurchase intention. The implications of the research results are as follows: First, previous studies have shown that housing factors or apartment purchase decision factors positively influence residential satisfaction and repurchase intention. However, in this study, except for social relational factors, locational factors and physical and economic factors were found to have negative (-) influences. This difference is thought to arise because most previous studies targeted inland apartments rather than those on islands like Jeju. Additionally, the dissatisfaction with housing factors in Jeju appears to stem from the limited area available for apartment construction, suggesting a need to stabilize apartment prices to overcome this issue. Second, the significance of this study lies in analyzing the moderating effect of investment psychology, which has been scarcely examined in previous research, indicating that socioeconomic investment psychology and personal psychological factors should be considered when constructing apartments.

How social media marketing impact the apartment purchase intention of Generation Z in Ho Chi Minh City

This study has been designed to determine the impact of social media marketing on Gen Z's apartment purchasing intention. The huge proportion of Gen Z who are going to join the workforce shows that they have a significant contribution to the housing demand in Vietnam, especially in Ho Chi Minh City. A sample of 157 people who were born between the year 1996 to 2012 with an average monthly income of 20 million VND, living in Ho Chi Minh City has been drawn randomly. The personal information of the participants is collected through a demographic information sheet. A questionnaire is used to identify which social media marketing attributes affect the behavior toward apartment purchasing, therefore measuring how social media channels influence Gen Z's apartment purchase decision in Ho Chi Minh City. Research results show that the impact of E-Word-of-Mouth, Online advertisement, and Online community on the apartment purchase intent of Gen Z’s customers.

This study aims to analyze the mediating effect of buyer's perceived value on the impact of apartment purchase decision factors on residential satisfaction and repurchase intention among residents of apartments in Jeju Island. To achieve this, a survey was conducted on 437 residents of apartments in Jeju Island, and the results were analyzed.
 The research findings revealed that among the factors influencing apartment purchase decisions, locational factors negatively influence repurchase intentions, economic factors negatively influence purchase satisfaction, while physical and social factors positively influence residential satisfaction. Additionally, economic and social factors among the purchase decision factors positively influence functional value, and social factors positively influence social value.
 Furthermore, functional value positively influences purchase satisfaction, social factors positively influence both purchase satisfaction and repurchase intention. Both functional value and social value play a partial mediating role in the relationship between apartment purchase decision factors and residential satisfaction.
 These research results suggest several implications. When purchasing an apartment, it is necessary to conduct a precise analysis of locational factors and surrounding market prices. From the seller's perspective, active promotion of various amenities, safety, convenience, and accessibility is essential. Moreover, promoting the superiority of functional and social values of apartments compared to the purchase cost is crucial. To enhance apartment purchase and repurchase intentions from consumers, ensuring the adequacy of quality and price, as well as enhancing satisfaction through factors such as social status improvement resulting from apartment purchase, are necessary.

The purpose of this work is to analyze the effect of price perception and location on the apartment purchase decisions of consumers in Tama City 4 Sangatta apartment. The research used a quantitative approach. 70 respondents who bought a house in Tama City 4 Sangatta apartment under study. The results of the analysis show that price perception affects the decision to buy an apartment in Tama City 4 Sangatta apartment. Location influences the decision to buy an apartment in Tama City 4 Sangatta Apartment. Price perception and location significantly influence the decision to buy an apartment in Tama City 4 Sangatta apartment.

Value activation to increase consumers' intention to purchase green apartments

PurposeThis study examines the motivational forces of self-transcendence and self-enhancement values in consumers' green apartment purchase intention since the values have been seen as the key determinants of environmental beliefs and concerns that motivate pro-environmental behaviour adoption amongst consumers regardless of external barriers. Additionally, this study identifies the role of environmental content in strengthening the effects of self-transcendence value.Design/methodology/approachSurvey data were collected from 234 residents of three high-rise apartment buildings in Hanoi, Vietnam. Measure reliability and validity were tested by confirmatory factor analysis (CFA) before hierarchical ordinal least squares regression (OLS) was conducted to test the hypotheses.FindingsThe research results reveal a significant positive relationship between self-transcendence value and consumers' green apartment purchase intention. However, environmental problem-related content exposure was found to weaken the effect of self-transcendence value on the purchase intention whilst the effect was reported to be strengthened by pro-environmental action-related content exposure.Originality/valueTheoretically, this study emphasizes the importance of interaction effects between external factors and personal values in explaining consumer's decisions and behaviours. Practically, the research results provide valuable insights for marketers and developers into fostering the adoption of green building apartments amongst consumers.

Predicting consumers’ apartment purchase intention in Vietnam using an extended theory of planned behavior

Finding the factors associated with the intention to buy apartments is essential for real estate enterprises. This study applies an extended theory of planned behavior (TPB) to explore Vietnamese consumers’ intentions to purchase flats. Besides the structure of the TPB, other determinants relevant to the research context were identified by reviewing the literature. The convenience sampling technique was used to collect 512 responses using the questionnaire. The covariance-based structural equation modeling was applied to test the measurement and structural models. The results revealed that perceived behavioral control was the most critical determinant of purchase intention, followed by financial factors, attitude toward a behavior, apartment features, and subjective norms. In addition, project facilities, perceived risk, financial factors, and apartment features indirectly affect purchase intention through attitude toward a behavior. Meanwhile, the relationship between project facilities and perceived risk with purchase intention is not statistically significant. Thus, attitude toward a behavior is essential in enhancing the consumers’ apartment purchase intention at this stage. The study implements a suitable model to analyze the intention to purchase apartments in a developing country by extending TPB. Effects Of Online Promotion And Personal Selling On The Purchase Decision Of The Cisauk Point Apartment During The Pandemic

The COVID-19 pandemic has affected all aspects of life. In the business sector, this COVID-19 pandemic forces millions of workers worldwide to work from home. Based on the phenomena and literature studies, the researcher wants to examine further the effect of online promotion and personal selling on perceived value as an intervening variable for the purchase decision of the Cisauk Point apartment during the pandemic. This study used descriptive quantitative research with a causal associative or explanatory method. This method is to determine the effect of independent variables (online promotion and personal selling) on ??the intervening variable (perceived value) and its impact on the dependent variable (purchase decisions). The population in this study was 182 consumers who purchased the Cisauk Point apartment during the pandemic from the beginning of 2020. The sampling was determined using a probability sampling of purposive sampling technique with predetermined criteria. Data were analyzed using SEM (structural equation marketing) with the help of the SmartPLS software. The results of this study showed that online promotion had a positive and significant influence on apartment purchase decisions during the pandemic and the perceived value variable acts as a partial mediating variable because with or without these variables, online promotion and personal selling still have a positive and significant effect on the decision to purchase the Cisauk Point apartment during the pandemic.

Quality of life and housing conditions of the population in the largest agglomerations and million-plus cities of Russia

The role of the largest urban agglomerations and cities with millions of inhabitants in Russia in shaping the quality of life and housing conditions of the population is analyzed in the article. The main problems of the development of large urban agglomerations of Russia in the post-Soviet period are considered. The existing methods of defining their boundaries are analyzed. Based on the calculation of the pair correlation coefficients, the nature and degree of closeness of the relationship between the population of the largest urban agglomerations of Russia and a number of basic characteristics of the housing sector (housing provision, its construction, financial accessibility of apartment purchase in the housing market), as well as with the level of monetary incomes of the population, incomes and expenditures of the budgets of the core cities of agglomerations are determined. The coefficients of the pair correlation between the population of cities with millions of inhabitants — the cores of agglomerations and the characteristics of the housing sector and the quality of life of the population of the regions — subjects of the Russian Federation, where these cities are located, are calculated. The results of the calculations allow us to conclude that the population size of the largest agglomerations and cities has a significant impact on the value of the analyzed indicators of the quality of life of the population. The larger the agglomeration and the higher the population of a million-plus city, the higher the indicators of housing commissioning, the level of monetary income and the quality of life of the population of agglomerations and regions where they are included. At the same time, larger agglomerations have, due to excessive concentration of the population, as a rule, the worst values of specific indicators — housing commissioning per capita, housing provision per 1 inhabitant. The higher level of monetary incomes of the population in them does not cover the higher level of prices in the primary and secondary housing market. As a result, the higher the population of the urban agglomeration and the core city, the lower is the financial availability of buying housing on the market. It is concluded that it is necessary to find an optimal balance between different forms of settlement.

IMPACT OF THE COVID-19 PANDEMIC ON REAL ESTATE MARKET IN CRACOW

The purpose of this study was to determine the impact of the COVID-19 pandemic on the Cracow real estate market. The data used in the study included transactions of purchase of flats and single-family houses. At the initial stage, the database was reduced by applying a four-step selection and outliers were removed. The data analysis included separate transactions for single-family houses and flats, 5 different types of charts were prepared for each type of real estate. The conducted research concerned: the analysis of the number of transactions in subsequent years, the share of the number of transactions in individual quarters, average transaction prices (for houses) or average prices per square meter (for flats), analysis of the number of transactions in individual districts, years and quarters, and a comparison of the number of contracts in individual quarters given years. The main conclusion drawn from the study is the significant impact of COVID-19 on the number of house and apartment purchase transactions, while the pandemic did not have a significant impact on the average prices in the analysed database.

Apartment purchase under Shirkah-ul Milk and shariah compliance in Islamic banks: the perception of bankers and clients in Bangladesh

PurposeApartment purchase is an increasing investment trend in Islamic banks as clients trusted to eradicate the interest from financial dealings to capture the Islamic Principles. The paper aims to investigate the Shariah compliance in the investment of apartment purchases under Shirkah-ul milk in Bangladesh Islamic banks.Design/Methodology/ApproachThis study examined the perception of 125 clients and 25 managers from five key Islamic banks on the investment practices of apartment purchases. This study applied two data analysis methods: reflective measurement model was operated for examining the consistency, reliability, multicollinearity problems and validity; and Smart PLS-SEM (structural equation model) was used to investigate the direct impact of each explanatory variable on Shari’ah compliance in Islamic banks.FindingsThe results indicated that Islamic banks could not strictly maintain the Shariah compliance in apartment purchase. Such Shari’ah non-compliance is due to lack of knowledge and understanding with regard to bank’s objectives and philosophy, weak Shariah board, audit, weak regulatory body and supervision problem. These findings also firmly match clients’ and managers’ perceptions.Research Limitations/ImplicationsA limited size of clients and bankers were involved in this study. The study focuses only on perceptions of Islamic banks’ clients and managers and avoids Muslim clients who involved conventional banks.Originality/ValueThis study provides Shariah-compliant alternatives in investment avenue for apartment purchases. These Shariah modes include Apartment Purchase Musharakah Mutanaqasa; Bai-Muajjal; and Apartment Purchases under Shirkah-ul Milk, which captures various limitations against current apartment purchase practices as well as to develop clients’ trust in Islamic banks.

Apartment Purchase Decision Variables in Real Estate Companies: Sales Teams Perspective in Addis Ababa, Ethiopia

This study intended to assess factors affecting apartment purchase decision of consumers with respect to real estate sales team perspective in Addis Ababa using four major factors that would affect the purchase decision of a consumer viz., price, location, quality of apartment and corporate image. Accordingly, the study used both descriptive and explanatory research design. Self-administered structured questionnaires were used to collect primary data from a total sample size of 50 sales experts or sales/marketing manager of real estate companies who are drawn using convenient sampling. The relationships proposed in the framework were tested using Pearson correlation, and the causal relations were analyzed using regression analysis. Accordingly, it is found out that there is a strong significant relationship between purchase decision factors and purchase decision with Pearson correlation coefficient of 0.699 (r=0. 699) . In addition, purchase decision factors have an influence on purchase decision in which 52.20% of the variation in purchase decision is explained by the variation in price, location, quality of apartment and corporate image. Furthermore, corporate image is the most influencing apartment purchase decision factor followed by quality of apartment. Thus, it is recommended that real estate companies may give top priority in building their corporate image and developing quality apartments as these two factors are highly influencing real estate customers purchase decision. ANALISIS THEORY OF REASONED ACTION SERTA PENGARUH PRICE, LOCATION DAN DEVELOPER’S REPUTATION TERHADAP PURCHASE INTENTION PADA APARTEMEN DI SIDOARJO

The purpose of this study is to analyze the theory of reasoned action and the influences of price, location and developer’s reputation toward apartment purchase intention in Sidoarjo. This research uses a quantitative approach and include as clausal study. The sampling technique is non probability sampling. The criteria of the respondents are people who were born between 1980-2000 or the age group of 20-40 years in 2020 (millennials), who is planning to buy an apartment within the one year; and has never bought an apartment in Sidoarjo before. The techniques of data collection uses a survey method by five-level of Likert scale. The questionnaire was distributed by electronic links using email and social media. This study uses multiple linear regression assisted with the Statistical Program for Social Science (SPSS) software for the data analysis. The result of the study are attitude, subjective norms, price, location, and developer’s reputation have a significance influence toward purchase intention.

Determinants of customer's apartment purchase intention: is the location dominant?

The purpose of this research is to identify and measure the factors affecting the intention to buy apartments of customers in Ho Chi Minh City, Vietnam. The survey carried out with the participation of 200 customers. The authors explore five factors which affect customer's apartment purchase intention include location, features, brand, finance, and subjective norm. The result from Exploratory Factor Analysis (EFA) shows that location, features, finance, and subjective norm have a significant effect on the intention to buy customers' apartments. In which, location in Ho Chi Minh City context is the most influential factor, so, it strongly confirm the research of Adair et al. (1996), Clark et al. (2006), Daly et al. (2003), Kaynak and Stevenson (2007), Opoku and AbdulMuhmin (2010), Sengul et al. (2010), Tu and Goldfinch (1996), Xiao and Tan (2007) and Wang and Li (2006). The study also proposes some recommendations to increase the attractiveness of the apartment. What is more, developers, marketers, real estate policymakers can use the results of this research to understand the needs of customers better and satisfy customers.

A Study on the Affecting Factors on the Apartment Purchase Price in Busan

This study analysis on the determinant factors influencing of apartments prices in Busan which shows more significant growth rate than the change in house prices across the country in recent years. Research method conducted in-depth analyses base on 2 indicators by dividing the types of high and low housing prices market. And, it explores some influential factors towards the change of housing prices using regression analysis. To sum up the result of analysis, the housing market is differentiated according to difference in housing price. Ten variables such as ‘apartment rental price’, ‘average price fluctuation rate’, ‘average rent price fluctuation rate’, ‘growth rate of detached house’, ‘rate of elderly people’, ‘rate of the national basic living security’, ‘rate of multi-family housing’, ‘rate of deteriorated housing’, ‘number of major facilities’, ‘manufacturer s number’ were analyzed as determinants of apartment purchase price in higher apartment price market. Also seven variables such as ‘apartment rental price’, ‘growth rate of apartment’, ‘number of major facilities’, ‘number of attraction facilities’, ‘manufacturer s number’, ‘number of service providers’, ‘existence of development positive factor’ were analyzed as significant variables that affect the price fluctuations of lower apartment price market in Busan.

How do transport infrastructure and policies affect house prices and rents? Evidence from Athens, Greece

The interaction between land use and transportation infrastructure is a topic that has been extensively researched and continues to be of interest as new underlying economic, infrastructure and environmental conditions emerge. In this research, the direct and indirect effects of transportation infrastructure and policies on house prices and rents are studied. Since real estate transaction data are not available, a web-scraping tool was developed to parse house prices and attributes from publicly available resources. Econometric models of two categories were then estimated: (1) hedonic price models, based on Ordinary Least Squares (OLS) and (2) spatial econometric models, such as the spatial regression model (SAR), spatial error (SEM), Durbin (SDM) and autocorrelation (SAC) model and Geographically Weighted Regression (GWR), which are increasingly used by econometricians in order to capture the effect of the – usually unobserved – spatial factors on house valuation.The results of this research indicate that proximity to transportation infrastructure has a direct impact on house and apartment purchase prices and rents, which is either positive or negative depending on the type of the transportation system. Metro, tram, suburban railway and bus stations affect the prices positively, while ISAP (the old urban railway of Attica) and national rail stations, airports and ports, have a negative effect, due to a number of externalities associated with them, such as noise.The obtained results are consistent with expectations and the literature. While these results cannot be assumed directly transferable to other locations and areas, they could be cautiously used as indications for planning applications (where dedicated models have not been developed).

Much of the nation has experienced steep declines in housing prices in recent years. In Manhattan, however, apartment sales prices did not fall as sharply. A study of price-rent ratios in the New York City borough concludes that, while apartment rents are driven by supply and demand forces, apartment sales prices are driven in part by speculative factors, and they sometimes rise or fall to levels incommensurate with prevailing rents. Manhattan price-rent ratios, although off their 2008 highs, are still up dramatically over the past two decades, suggesting less financial “value” today in an apartment purchase there.

Housing Markets in Central and Eastern Europe: Is There a Bubble in the Czech Republic?

Real estate prices more than doubled in many countries of Central and Eastern Europe from 2003 to 2008. In this paper, I provide the first assessment of whether housing prices in this region correspond to rents, i.e. to cash-flows related to an apartment purchase. State-of-the art panel data stationarity and Granger causality techniques are employed to test the implications of the standard present-value model using regional data from the Czech Republic. Apartment prices both in this country overall and in its capital are only slightly overvalued. In addition, changes in prices are helpful in predicting changes in rents and vice versa.
