Abstract

The development of internet-based technology has been utilized in many sectors, including property, especially for apartment management. Apartments have become a residential trend that is increasingly in demand in big cities and megapolitans including Jakarta and the surrounding buffer areas such as Bogor, Tangerang, Depok, and Bekasi. With increasingly high demands from apartment residents, property managers are trying to provide better and more efficient services. One of the services that are currently widely used is the use of ICT, namely the use of e-Property Management applications. E-Property Management is an application designed for mobile-based apartment residents for several functions that previously used a manual approach.This mobile-based e-Property Management application has been implemented in many apartments, especially in middle-class apartments in Jakarta with various product names. This study aims to analyze the user satisfaction of the mobile-based e-Property Management application in Jakarta in apartments based on the End User Computing Satisfaction (EUCS) method. This EUCS method has 5 variables, namely content, accuracy, format, ease of use, and timeliness. This study is an observational study, and the population is all apartment residents who have used a mobile-based e-Property Management application.The results showed that all respondents were satisfied when using the mobile-based e-Property Management application/system, but there were still gaps in the 5 types of variables used in the EUCS method. This is due to the difference between the reality perceived by the user and what is expected. It is necessary to evaluate to increase the satisfaction of users of the e-Property Management mobile application through system strengthening so that respondents' expectations can be achieved. Simplification of usage procedures and socialization to apartment residents needs to continue so that the use of the e-Property Management mobile application can get more users and cover a wider range of other apartments in the Jakarta area.
