Abstract

Floor-area Ratio as the main index on the control of land use is one of the key factors having an effect on the land value. Referring to the actual situation of the land grade and land value estimation in Beihai city, this paper firstly analyses the principals between floor-area rate and land value from many Theoretical views; then put foreword the concrete methods of how to determining the Modification coefficient between the floor-area ratio and the sample land prices. A case study was done in Beihai City of China.
