Abstract
The necessity of improving the land market, including its various segments, as well as the moderni-zation of the system of land and property relations, taking into account macroeconomic factors, is substantiated.
 Particular attention is paid to the analysis of various factors affecting the formation of supply and demand in the land market and the specifics of the formation of prices for fertile agricultural land.
 The role of cadastral valuation in determining the system of payment for the use of land is also con-sidered. The main problems existing in the state system of land assessment are identified.
