The organization of major repairs of apartment buildings, taking into account the principles of energy efficiency

Abstract

One of the most important and topical tasks in LCD (Housing Utilities) is the set of measures for the rational use of energy resources. Improving energy efficiency is one of the most important ways to put the economy on a path of intensive development and environmental management at present. This problem arises in the case of major overhauls of apartment buildings. More than 80 percent of Russia's housing stock is built to outdated building standards and does not meet modern energy efficiency requirements. This is why the introduction of energy efficiency principles in major maintenance is a relevant area of research. The article establishes that the lack of structured standard documentation harms the quality of organizational and technological preparation of major repairs. As a consequence, this affects the quality, timing, and conditions of work without the relocation of MKD residents (Population of apartment buildings without a single owner). Based on these data, recommendations have been developed aimed at maintaining and increasing the comfort level of apartment owners of residential buildings, taking into account the use of energy-efficient technologies in carrying out major repairs.
