Abstract

The potential competitive importance of retail parks highlights the need for information on their functional characteristics. Evidence from two contrasting retail parks in Swansea is used to assess the effects of variations in size, functional mix and spatial structure on inter-store shopping linkages and the efficiency of the shopping area. The influence of comparison shopping, functional complementarity, spin-off trips and market segmentation are demonstrated, while spatial proximity and peripherality are also important in determining shopping linkages. The need to combine appropriate functional, spatial and transportational influences are considered necessary to maximise the competitive and environmental advantages of retail parks.
