Abstract

The article discusses the regularities of the influence of the parameters of mortgage loans on the cost of residential real estate. In the context of the widespread use of macroeconomic mechanisms by the state for regulating the economy, such as the regulation of the key rate, and the development of state programs for subsidizing mortgages, identifying such patterns is a rather urgent task. The main parameters of mortgage loans that are important for borrowers and affect the cost of residential real estate are analyzed; the interest rate on mortgage loans is identified as the main parameter. The factors influencing the level of interest rates are analyzed. A methodology is proposed and, on its basis, the calculation of indicators characterizing the degree of influence of changes in interest rates on the cost of residential real estate is made.
