Abstract

The research undertaken in this study was concerned with identifying a set of reliable criteria that will indicate those low-income residential buildings in downtown Seattle which are particularly vulnerable to demolition. These criteria could then be used as an early warning system for city staff and housing advocates to anticipate the imminent demolition of low-income housing. Discriminant analysis, a multivariate statistical technique, was used to establish the credibility of these criteria as indicators of demolition as well as their relative contribution to the classification process. The results indicate that discriminant analysis is useful in differentiating between demolished and standing buildings and that the resulting discriminant function can be used for the purpose of classifying and thus prioritizing other buildings not in the sample.
