Utilizing a limited sample size of annual observations, this study explains the demand for building society advances for house purchase in Northern Ireland and Scotland for the period 1970–89. The study assesses the nature of mortgage rationing present in the 1970s and early 1980s and concludes that equilibrium rationing was the prevalent form equating effective demand and supply. While the respective determinants of regional mortgage demand are compared, it would appear that variations in GDP and loan-value ratios, rather than adjustments in mortgage rates, are relatively more potent influences on mortgage demand.
