Abstract
The article presents the analysis of factors influencing the efficiency of dwelling maintenance contractors activities. The criteria characterizing the activities of maintenance contractors were determined performing the financial analysis of the company. The influence of external environment factors on maintenance contractors activities indicators was determined by calculating their correlation coefficients. In order to verify the calculation results the specialists from maintenance companies and heads of dwelling owners associations were interrogated. They showed the main maintenance problems and factors which influence the efficiency of maintenance process.

Norint uþtikrinti efektyvø pastatø prieþiûros procesà, bûtina ávertinti ne tik pastatø naudotojø poreikius, bet ir aplinkà, veikianèià prieþiûros proceso efektyvumà. Pastatø prieþiûros efektyvumo lygis priklauso nuo mikro- ir makrolygmens kintamøjø skaièiaus. Baldry [4] tyrimai parodë, kad paþangiausios prieþiûros organizacijos jau pradeda taikyti veiklos efektyvumo matavimo procedûras, matavimo rezultatus taiko veiklai tobulinti ir naudingumui didinti. F. Szigeti et al [16] organizacijos veiklos efektyvumui vertinti pasiûlë pastatø naudotojø apklausø rezultatus lyginti su pastatø prieþiûros kokybës standartais. M. Loosemore et al [17] prieþiûros veiklos efektyvumui didinti ir naudotojø poreikiø tenkinimui uþtikrinti pasiûlë taikyti rizikos valdymo sistemà, pritaikytà pastatø prieþiûros specifikai. Jie veikia vieni kitus ir daro kompleksiná poveiká pastatø prieþiûros organizacijø veiklos efektyvumui. Pastatø prieþiûros organizacijos negali koreguoti ar keisti minëtø lygiø kintamøjø, taèiau gali ávertinti jø poveiká ágyvendindamos ávairius projektus, sëkmingiau organizuoti savo esamà ir ateities veiklà.
