Abstract

This paper is based on data analysis and literatures, land use system, demographic factors, and economic development situation, fiscal and financial policies which have influence on the price of the house are studied. In order to discuss housing price purely on the basis of statistical data, the main factors and their weights are calculated based on the survey of house price and usage of grey theory. Creating a fuzzy optimization system of house price by the factors, the reasonable price can be figured out so the polity of the house price can be proposed. In addition, the thesis make an analysis of the factors of house price including price polity, economic development, regional factors, demographic factors and so on, then make an analysis of these factors based on the house price using grey theory, Using the fuzzy math, the thesis predicts the house price by creating the closeness function. Each region as far as the four coefficients of real estate investment, per capita income, population density, the annual loan interest rate are known, the reasonable house price can be figured out.
