Abstract

This paper analyses the main problems facing current industrial land use in urban and rural areas, using the Shanghai region as an example. It takes into consideration the requirement of “less industrial land” of the new urbanization policy, which concludes that industrial land reuse is an important part of city renewal. This research focuses on the industrial land located in both urban built-up areas and rural areas, and explains the spatial content in the policy of Shanghai industrial land use. It shows that industrial land use in big cities has problems such as too large a scale and size, unreasonable spatial structure and inefficient land use. These lands are the main target to revitalize the inventory and tap the potential of land resources. Furthermore, the related past research cannot meet the objective needs. Firstly, they emphasize learning from international experience, but ignore the particularity of the financial impact on industrial park land in China. Secondly, they stress the economic evaluation of industrial land, but neglect the evaluation of spatial efficiency. Thirdly, they focus on the study of partial updates, but neglect the overall planning of urban-rural industrial land and interactions with the urban-rural spatial structure. Considering the judgment of the trend of industrial space redevelopment, this paper stresses that the enhancement of urban regeneration theory and the setup of a performance evaluation system of industrial space is worthy of more in-depth future study.
