INTRODUCTION

Apartment buildings maintenance is an ongoing process throughout the entire building life cycle consisting of activities that are well designed, timely implemented, technically and economically justified and efficient. Privatization has acquired a form of private ownership of an individual apartment or unit in an apartment building and divided rights and obligations related to common elements and parts of the building, which, as extremely important, include MEP systems. Since the laws governing this matter use the term common parts of the building (especially when it comes to maintenance obligations), this should refer to a category that is not just a room, and includes spaces which enable the functionality of the building and are used by all tenants, representing their common indivisible property.
