Abstract

A house, as a place of residence, plays a crucial role in fulfilling human needs. It serves not only as shelter but also as a center for family activities and investment. The function of a house has evolved from being merely a shelter to a place that encompasses various aspects of life. Criteria such as price, strategic location, solid building quality, and comfortable environment are increasingly emphasized. The research method employed in this study is quantitative descriptive research. This type of research aims to understand the values of individual variables, whether one or more, that are independent in nature without establishing relationships among them. In this study, the connected variables are Price (X1), Location (X2), and Purchase Decision (Y). The analysis is conducted through classic assumption testing, multiple linear regression analysis, hypothesis testing, as well as validity and reliability tests. All data analyses are processed using the statistical software SPSS (Statistical Product and Service Solutions) Version 25. The results of this study indicate: 1) both Price and Location variables have a positive and significant simultaneous influence on the house purchasing decisions in Vinewood City Housing, Bekasi Regency. The calculated F-value (58.688) surpasses the critical F-table value (3.20), and the significance value (0.000) is lower than α = 5% (0.05); 2) individually, both Price and Location variables have a significant influence on house purchasing decisions. The t-value for Price (3.499) exceeds the t-table value (2.01537), and the tvalue for Location (7.006) is greater than the t-table value (2.01537).
