Abstract

Mixed-use facilities are developed and operated as facilities that physically and functionally integrate several different uses under an integrated plan. The target customers are diverse, including visitors to commercial facilities, office workers, and residential residents. Actions to enhance the value of a mixed-use facility include the development of its physical structure and the subsequent operation and management to respond to changes in customer demands by utilizing the physical structure that has already been built. Given the inevitable deterioration of the physical structure over time and the fact that people's sense of value changes with the times, operation management is extremely important for the long-term maintenance and improvement of value. Based on this, this study focuses on the concept of "Ageing Superiority", which means "increasing in value over time", and focuses on the operation and management that is considered important for improving the value of mixed-use facilities over time.
