Abstract
本研究は前橋市の市街地周辺地域を対象に,土地所有者の土地利用に関する意思決定の過程をミクロスケールで分析することにより,土地利用の転換過程,すなわち都市域形成過程の一側面の解明を課題とした.事例地区における土地所有者は,土地利用変化に関する諸要因に対し,個別に意思決定を行なった.意思決定により選択された行動は,大別して売却・活用・放置の3つであった.主要道路沿線などの好交通条件の場所では,土地所有者自身による土地活用が卓越した.これらの土地はマンション・事務所・店舗・駐車場などへ変化した.一方,相対的に交通条件の悪い幹線道路の周囲では,土地売却が集中した.これらの土地は不動産業者の仲介により,住宅に変化したものが多い.市街地周辺地域では,都市的土地需要が多いため,売却された土地と活用された土地のいずれも,都市的土地利用へと転換される傾向が強く,それらの結果,既成市街地が外延的に拡大している.
