Abstract

For the FRPM, the payment is constant, and the borrower shifts the risk of increasing interest rates to the lender. The interest rate on the FRPM is locked in over the term. An increase in market interest rates attributable to a change in the rate of inflation reduces the real burden of borrowers holding these mortgages, and creates capital losses for the lenders.
