Abstract
. The purpose of this study is to investigate the impact of the concept of the green building and the application of the energy management system on the performance of energy achievement in a high rise Office Buildings. The effect of the following as, the retrofitted of the chiller systems, the wastewater recycling, substitution of the ordinary tubular lamp (TL) to the latest energy-saving lamp (LED), include train all the employees and tenants to provide the better impact of energy performance, as well as the saving cost significantly. It is obtained that the index of energy efficiency (EEI) value decreased from 138.8 kWh/m2/year to 121,0 kWh/m2/year and the water consumption index (WCI) from 50 liters/person/day to 28.5 Litters/person/day, the average saving cost of the electricity bill payments during 2017 to 2019 is IDR. 476,803,325.67 per month (17.7%). The actual saving cost for the year 2019, roughly IDR 537.302.355,6 per month or the percentage of 18.9%. The total saving cots will provide the payback period for 3.5 years, effectively.
