Abstract

ABSTRACT The current study’s primary purpose is to explore the critical social variables that could affect the urban regeneration of historical city centres in Iran. The study was based on a questionnaire-based survey in four historical city centres: Kashan, Naeen, Ardakan and Yazd. Exploratory factor analysis (EFA) and confirmatory factor analysis (CFA) were used to analyse the collected data. SPSS software was applied to extract the factors, and the Analysis of Moment Structures software (AMOS 24) used to confirm these factors through a structural model. Based on the results, seven significant factors proved most relevant: security/safety; accessibility; equity; participation; quality of life; solidarity and income. The highest correlations between them were observed in security and participation, accessibility and quality of life, and accessibility and equity. These relationships should guide urban planners and policy-makers dealing with historical city centres.
