Abstract

급격한 고령화가 진행되는 주택시장에서 고령가구의 자산배분 결정이며 이들 가구의 자산 배분에 영향을 주는 요인들에 대한 연구가 이루어져 왔다. 자산선택에 대한 생애주기이론은 고령가구의 자산배분과 선택에 대한 기본이론이며 선행연구들은 고령가구의 자산이 이들 가구의 자산선택에 영향을 주게 되며 그 이유로는 건강악화에 따른 예기치 못한 지출이 저축동기나 주택매각 등을 가져오게 된다는 것이다. 본 연구에서는 고령가구의 건강이 주택점유형태 결정에 영향을 줄것이라고 보고 특히 건강이 나쁜 고령가구는 상대적으로 자가보다는 임차에 거주할 확률이 높다는 가설을 설정하였다. 가설검정 결과 건강이 나쁜 고령가구는 임차에 거주할 확률이 높은 것으로 나타났으며 이들 가구의 주택점유형태에 영향을 주는 변수로는 혼인여부와 금융자산 보유여부 그리고 자녀수로 나타났다. 즉 고령자가구가 혼인상태에 있지 않거나 금융자산을 보유하지 않은 경우 그리고 자녀수가 많은 경우에 임차에 거주할 확률이 높은 것으로 분석되었다.One of the main factors that can change future housing market is allocating asset of elderly households and lots of factors were considered as a determinant in selecting their asset portfolio. This study focus on tenure choice of elderly households and hypothesize that health status of those households could affect their tenure decision. Theoretical background in this study is life cycle theory about asset selection and prior studies assumed that health shock of elderly households affect moving behaviour of downsizing their housing or selling their housing in preparation of medical cost. Results of analysis are follows like these. First, heath status of elderly households was a meaningful factor in selecting their housing tenure so household in bad health have more propensity to reside in rented house. Second, financial condition and economic activity of elderly households were important factors in portfolio allocation of elderly households. Public rented house for aging household especially for ill health and need to make friendly environment of housing market for elderly households that want to sell their housing.
