Abstract

Emlak degerlemede ve konut piyasasi arastirmalarinda konutun piyasa degeri genellikle mikro ekonomik teoriye dayanan hedonik model yoluyla analiz edilmektedir. Hedonik model, bir malin ozelliklerinin fiyat uzerindeki etkisini incelemektedir. Bu calismada Turkiye’de konut fiyatlarini belirleyen faktorler 2004 Hanehalki Butce Anketi kullanilarak analiz edilmistir. Konut fiyatlarini etkileyen en onemli degiskenler konutun tipi, yapi turu, oda sayisi konutun buyuklugu ve diger yapisal degiskenlerden konutun su sistemi, havuz, dogal gaza sahip olmasidir.
