Abstract
The purpose of this article is to simulate the technical condition of a building under various operating modes. The article proves the necessity of using information modeling to control and plan the real estate objects‘ maintenance.BIM technologies application for collecting and analyzing information about a building at all stages of the life cycle has been investigated. The programs that increase the accuracy of designing complex building structures and the timing of the formation of documentation for planning repairs at the stage of building operation are described.The modeling of the technical condition of a residential building is shown. An example of using the IAS Housing and Communal Services program, which makes it possible to predict the technical condition at any stage of the object‘s operation and determine the type of recommended repairs under various operating modes, is given.
