Abstract
This paper presents an analysis of land price in Goias (Brazil). Five variables that may contribute to the land price were studied: cover and land use, relief, soil types, road infrastructure and consumer centers. These variables have enviromental, location and socioeconomical concerns affecting the land price. We used sample data (2008) of the Brazilian Yearbook of Agriculture, 2009, in five categories: High Performance Agriculture, Low Performance Agriculture, Pasture Areas of Low Support, and Cerrado (savannah). The analysis was performed through a geostatistical methodology, which uses probabilistic models of the relationship between collected samples. For a better homogeneity of the analysis, data were collected from Goias and neighboring states. As a result, we could say that the higher land values to agriculture and pasture are located in the South and Central Meso-Regions of Goias, while the highest prices for the Cerrado are focused on the Eastern Meso-Region. In areas where the price of land values is higher, deforestation is significant. The geoestatistical analysis was consistent with the proposed study, but for a better analysis of the results we suggest the involvement of a new set of sample data of others states contained in the Biome Cerrado (savannah). Resumo Este artigo apresenta uma análise do preço da terra em Goiás. Cinco variáveis que podem contribuir com a valoração de terras foram estudadas: cobertura e uso do solo, relevo, tipos de solo, infraestrutura viária e centros consumidores. O uso da geoestatística foi coerente no estudo proposto, mas para uma melhor análise dos resultados sugere-se o envolvimento de amostras de outros estados que estão contidos no Bioma Cerrado. Résumé Cet article présent une analyse du prix de la terre dans l’état de Goiás – Brésil, à partir de cinq variables que peut contribuer avec l’évaluation des terres: couverture et utilisation de terre, relief, types de sols, infrastructure routière et de centres de consommation. O objetivo deste artigo é estabelecer uma relação do uso e ocupação da terra em Goiás com as variáveis que influenciam os custos de manutenção, o desenvolvimento, a conservação de remanescente de floresta nativa, o tipo de ocupação e, em razão desses fatores, definir o preço da terra. Esta análise foi realizada por geoestatística, numa abordagem probabilística de modelagem, que engloba um conjunto de métodos estatísticos para a análise e o mapeamento de dados distribuídos no espaço (Camargo, Fucks e Câmera, 2004)
